Job DetailsJob Location: Ganado, AZ 86505Position Type: Full TimePosition Summary: Under direct supervision of the Housing Manager, accomplishes the tasks and projects assigned to provide a safe and highly functioning house (inside and out) for employees of Sage Memorial Hospital. Contributes to the strategic objectives by planning and organizing the assigned functions required to operate and maintain departmental activities and services. Incumbent is expected to perform most work in an independent manner. Maintains confidentiality of all privileged information. This list of duties and responsibilities is illustrative only of the tasks performed by this position and is not all-inclusive. Essential Duties & Responsibilities: •    Perform duties to ensure a positive housing experience for SMH employees, guests, contractors, and vendors.  •    Perform manual labor as needed to maintain hospital facility and residential campus. •    Perform preventive maintenance on buildings and residential units. •    Maintain a safe work environment. •    Maintain and repair gas and steam heating systems. •    Clean boiler and auxiliary equipment. Inspect and repair safety valves, regulators, Automatic control mechanisms, water columns and pumps. •    Complete jobs requested by work orders in a timely manner. •    Operate power equipment such as pipe cutter/threader, power vice and rotor-rooter. •    Maintain and repair sewer lines. •    Repair floors, floor covers, ceilings, walls, partitions, cabinets, window and door sashes, casings and related hardware, sidewalks, steps, guard rails, etc., by grouting, patching, and/or removing damaged or unserviceable parts and replacing with an identical/similar/ substitute parts, cutting of keys when needed. •    Touch up or repaint soiled or damaged painted surfaces, including interior/exterior trim, framework, walls, ceilings, floors, cabinets, doors, etc. Use brush and rollers to apply standard paints that have been tinted or mixed and oil, alkyd, and varnishes. •    Check malfunctions of various electrical equipment such as thermostats, small equipment, transformers, motor, lighting ballasts. Correct problem by adjustment or replacement unit or defective parts. •    Perform maintenance and repairs on the plumbing systems, such as pumps and pipes, water system, etc. May occasionally involve minor modifications, replace and repairs various other fixtures, such as faucets, P-trap, etc. Clean clogged drains and sewer lines. •    Perform, inspection on buildings, range exhaust hood, roofing, tiles, fire extinguisher, interior/exterior, walls, and ceilings, etc. •    Participate in and attend in-service and educational programs. •    Comply with Personnel Policies and Procedures. •    Maintain confidentiality at all times. •    Notify the Housing Manager of materials and supplies needed. •    Assist other maintenance personnel, plumber, electrician, and other skilled workers as needed. •    Must assist in the Emergency respond team "On-Call" duties. •    Assist with hospital community events as assigned. •    Perform other duties as required.  QualificationsMinimum Qualifications: •    High School Diploma or General Equivalency Diploma. •    Associate’s degree and/or certification preferred. •    Three (3) years of progressive work experience in Housing or Facility Maintenance or equivalent combination of education and experience.   •    Must possess a valid state driver’s license during tenure of employment. •    Must be able to successfully pass the Employee Health Program requirements and background investigation. Knowledge, Abilities, Skills, and Certifications: •    Knowledge of methods, tools, materials, and equipment used carpentry trade. •    Knowledge of business English, proper spelling, grammar, punctuation, and mathematics. •    Ability to communicate effectively in the English language both verbally and in writing. •    Ability to establish and maintain professional relationships with individuals of varying social and cultural backgrounds and with co-workers at all levels. •    Skill in providing excellent customer relation. •    Ability to speak the Navajo language and/or familiarity with the Navajo Way. •    Ability to work independently and meet strict timelines •    Ability to understand and follow oral and written instruction. •    Ability to prepare and maintain work orders. •    Ability to prioritize and accomplish tasks within strict deadlines. •    Skill in analyzing problems, projecting consequences, identifying solutions, and implementing recommendations •    Ability to operate all wood working equipment and hand and power tools safety. •    Ability to produce neat, finished work with minimal supervision. •    Ability to be "On-Call" Saturday and Sunday(s), also, Holidays on rotation as needed. •    Knowledge of window glass removal, measurements, and installation. Physical Demands: Work is on ladders, scaffolding and platforms and where parts of systems worked on are in hard-to-reach places. Work requires standing, stooping, bending, kneeling, climbing, and working in tiring, cramped and uncomfortable position. Frequently lifts, carries and sets up tools, equipment and parts weighting up to 50 pounds and occasionally objects weighing more than 50 pounds.   Work Environment: Work is generally performed in areas with moderate noise level. Extended hours and irregular shifts may be required. Works inside and outside and is subject to all types of conditions from clean, well-lighted and heated interior to unheated, dark, dusty crawl spaces, noisy, dirty and smelly areas. Occasionally is required to work outside in bad weather and possibility of working in hazardous areas.
