Prime Independent Living is seeking a hands-on, service-focused Maintenance Director to lead the maintenance operations that keep our communities safe, beautiful, and welcoming every day.

As Maintenance Director, you'll oversee the systems, spaces, and services that residents rely on-from preventive maintenance and apartment turns to grounds, vendor relationships, and resident service requests. Your work plays a direct role in creating the exceptional experience that sets Prime apart.

What You'll Do

Maintenance & Community Operations

  • Oversee the day-to-day maintenance and repair of community buildings, apartments, common areas, grounds, and parking areas.

  • Ensure timely completion of resident service requests and work orders.

  • Coordinate repairs involving HVAC systems, plumbing, electrical, appliances, lighting, and general building maintenance.

  • Maintain a safe, clean, and attractive environment throughout the community.

  • Ensure maintenance services are delivered efficiently and with a resident-first mindset.

Preventive Maintenance & Facility Management

  • Develop and oversee ongoing preventive maintenance programs.

  • Monitor building systems and equipment to maximize performance and longevity.

  • Maintain accurate records for equipment, warranties, inspections, and maintenance schedules.

  • Coordinate apartment turnovers and ensure residences are move-in ready for new residents.

  • Identify opportunities to improve operational efficiency and energy conservation.

Vendor & Contractor Management

  • Manage relationships with outside contractors, vendors, and service providers.

  • Oversee service agreements, warranties, inspections, and contracted maintenance services.

  • Ensure vendor work is completed safely, professionally, and in accordance with community standards.

  • Monitor the quality of services performed by outside contractors.

Safety & Emergency Preparedness

  • Maintain emergency equipment and support emergency response procedures.

  • Assist with fire safety initiatives, inspections, and emergency preparedness planning.

  • Ensure compliance with company policies, safety standards, and regulatory requirements.

  • Promote a culture of safety throughout the community.

Inventory, Equipment & Budget Management

  • Maintain adequate inventory of maintenance supplies, equipment, and tools.

  • Monitor departmental expenses and assist with budget management.

  • Ensure resources are used responsibly and efficiently.

  • Maintain a clean, organized, and safe maintenance workspace.

Resident & Team Support

  • Build positive relationships with residents through responsive, courteous, and professional service.

  • Work collaboratively with all departments to support community operations and resident satisfaction.

  • Assist with special projects, resident events, and operational initiatives as needed.

  • Lead and support maintenance team members while fostering a positive and productive work environment.

  • Serve as a trusted resource for residents, families, guests, and fellow team members.

What We're Looking For

  • Three or more years of maintenance, facilities management, property management, hospitality, senior living, or related experience.

  • Previous leadership or supervisory experience preferred.

  • Working knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance systems.

  • Strong troubleshooting and problem-solving abilities.

  • Excellent customer service and communication skills.

  • Ability to prioritize multiple projects and respond quickly to maintenance needs.

  • Ability to lift, carry, push, and move equipment as needed.

  • Valid driver's license and reliable transportation.

  • Successful completion of background screening and drug testing requirements.
