JOB PURPOSE
The Maintenance Technician plays a vital role in preserving the safety, appearance, and functionality of Lacasa rental properties. This position supports Lacasa’s mission by delivering timely, high-quality maintenance services, assisting with rehabilitation projects, and occasionally coordinating volunteer efforts on worksites.Â

ESSENTIAL JOB DUTIES
Property Maintenance & Repairs
- Maintain assigned rental properties in a safe, clean, and visually appealing condition. This includes regular lawn care, tree and shrub maintenance, and litter removal from parking lots and outdoor spaces.
- Address tenant maintenance requests in a timely and professional manner—responding to emergency issues, non-emergency, and preventive maintenance in accordance to maintenance procedures.
- Perform quality carpentry and general maintenance tasks to refurbish vacant units and complete repairs, including but not limited to, flooring, roofing, ceilings, walls, doors, and fixtures.
- Inspect properties regularly, prioritize maintenance needs, and maintain a schedule for repairs and improvements.
- Change furnace filters quarterly (or per maintenance schedule) and complete an interior visual inspection during these visits. Identify and follow up on any required repairs.
- Ensure that properties meet health, safety, and appearance standards by supporting tenants in keeping exterior areas neat and clean.
- Operate a variety of power and hand tools safely and effectively, protecting property and furnishings during all maintenance work.
Customer Service & Communication
- Treat all tenants, volunteers, and colleagues with courtesy, dignity, and respect in every interaction.
- Communicate promptly and clearly with tenants and supervisors regarding the status of work orders and upcoming repairs.
- Maintain detailed records of work orders, including time spent, materials used, and completion status; submit accurate reports to supervisor as requested.
- Supervise and coordinate volunteer labor during worksite projects as needed, ensuring proper use of tools and safety protocols.
Procurement & Compliance
- Purchase supplies and materials in a cost-effective and efficient manner within budget limits. Ensure all purchases are properly documented, charged to the correct account, and submitted with receipts to the leasing team/finance department in a timely fashion.
- Follow all safety procedures, including proper use of tools and wearing personal protective equipment such as goggles, gloves, and hearing protection.
On-Call Duties
- Participate in a rotating on-call schedule for after-hours and weekend maintenance emergencies.Â
- Respond to calls within 60 minutes while on duty. Maintain availability via personal cell phone 24/7 unless on approved leave or covered by another staff member.
Requirements
QUALIFICATIONS
Education
Successful completion of vocational school or technical college or apprenticeship program. A combination of acceptable education and progressively responsible experience that has provided the necessary knowledge and skills to fulfill the requirements of this position may be considered, which includes exercise of initiative, attention to detail, and independent judgement.Â
Experience
- Experience in construction, carpentry, basic electrical, plumbing, HVAC maintenance. HVAC certification preferred.
- Bilingual (English/Spanish) a plus.
WORKING CONDITIONS & PHYSICAL REQUIREMENTS
- Full-time, 40 hours/week (M–F) with scheduled evening or weekend hours when assigned to on-call duty. A flat-rate stipend is provided for on-call weekends, regardless of whether calls are received.
- Physical ability to perform hands on construction and maintenance tasks for extended periods, including,
- Lift a minimum of 50 lbs. at a time.Â
- Climb ladders, work on roofs, scaffolding, confined spaces such as crawl spaces and/or attics.Â
- Must be able to traverse property(ies) and facility(ies) to diagnose building issues and plan repairs or maintenance.
- Ability to productively work in all weather conditions and a variety of terrains.
- Frequent travel to/from job sites/properties. Must provide a reliable personal vehicle capable of transporting basic tools and supplies to job sites.
- Must have valid driver’s license with adequate car insurance required. Mileage reimbursement provided.Â
- Duties include periods of sitting, standing, walking, climbing stairs.
- Occasional computer use.
- Must provide basic hand tools. Â
- Must provide employee-owned cell phone, Lacasa will provide a monthly allowance for expense.  Â
- Able to work in a fast-paced environment with ongoing exposure to construction noise, power tools, and building materials.Â
- Must be able to prioritize multiple competing tasks and deadlines while maintaining a high level of accuracy and attention to detail.
