Position Summary

This position is responsible for overseeing all operational and maintenance-related service work for Veneklasen Construction’s customers while also acting in a superintendent capacity on small construction projects. This dual-role position ensures timely, high-quality service delivery and efficient execution of small projects, balancing customer responsiveness with jobsite leadership.

This position manages service requests from start to finish—including client communication, estimating, scheduling, and subcontractor coordination—while also leading field operations, safety, and quality control for small-scale projects.


Contacts

Frequent contact with subcontractors, trades workers, superintendents, other estimators, project managers, customers, and members of the public.


Functions, Duties and Responsibilities

  • Ensure that all service work and small projects are executed in compliance with OSHA, MIOSHA, and company safety standards. Act as the safety lead on site for small projects and ensure subcontractors adhere to all requirements.
  • Responsible for tracking service and small project costs, managing budgets, and ensuring profitable execution. Work with project managers and accounting to review invoices, change orders, and client invoicing.
  • Serve as a primary point of contact for clients on service work and small projects. Build and maintain relationships that generate repeat opportunities and long-term service contracts.
  • Develop and maintain schedules for service calls and small projects, coordinating subcontractors, internal crews, and material deliveries to ensure on-time completion.
  • Utilize Procore and Microsoft Project to manage project documentation, daily logs, schedules, and client communications. Ensure accurate reporting of service calls, project progress, and warranty tracking.
  • Be available after hours or weekends as needed to respond to urgent client service requests.

Service Management

  • Respond to client service calls, assess needs, and prepare written proposals.
  • Perform site walk-throughs and seasonal inspections to identify required repairs or maintenance.
  • Acquire and manage new service contracts, building long-term client relationships.
  • Coordinate and schedule multiple service projects simultaneously, including emergency response.
  • Work with accounting to ensure timely billing and cost tracking for service work

Field Work – Service & Repairs

  • Perform or oversee small hands-on repairs: drywall, flooring, paint, plumbing fixtures, doors/hardware, roof patching, lighting, etc.
  • Maintain service van, tools, and equipment for efficient response.
  • Ensure service projects are completed on time, safely, and to quality standards.

Small Project Superintendent Duties

  • Act as on-site lead for small projects, coordinating workers, materials, and equipment.
  • Direct subcontractors, enforce safety standards, and resolve field conflicts.
  • Develop and maintain schedules for small projects, ensuring milestone completion.
  • Maintain daily logs, safety reports, and project documentation.
  • Partner with project managers during closeout, warranty work, and punch list resolution

Education, Experience and Knowledge

  • Ability to obtain new business, sell services, and build customer relationships
  • Demonstrates a professional presentation and attitude
  • Effective verbal and written communication skills
  • Strong organizational and time management skills
  • Proven experience performing building and routine maintenance
  • Ability to interpret and read blueprints, repair manuals, and parts catalogs
  • Skilled in the use of hand and power tools such as hammers, saws, drills, and wrenches
  • Maintains a valid driver’s license, ability to drive a service van, and obtain a Chauffeur License.
  • Detail-oriented with a focus on quality
  • Ability to work independently or as a member of a team  
  • Must be able to perform all essential functions of the job with or without accommodation.
  • Ability to lift, pull, and push materials and equipment weighing approximately 50 pounds on a frequent basis, work on ladder heights up to 16 feet, and stand for prolonged periods of time.
  • Ability to use hand and power tools applicable to trade.
  • Must have full range of mobility in upper and lower body; ability to work in various positions and environments. 
  • Must be able to perform other job-related duties as assigned.
