Position Summary
Maintenance Technician II helps maintain the safety, functionality, and appearance of commercial and residential properties. This position is responsible for completing maintenance repairs, performing preventative maintenance, responding to service requests, and supporting daily building operations. The ideal candidate is hands-on, dependable, and capable of working independently while providing excellent service to tenants and customers.

Duties and Responsibilities
75% - Maintenance Repairs, Preventative Maintenance & Inspections
- Complete daily maintenance work orders at commercial buildings and apartment properties
- Repair doors, locks, windows, drywall, ceilings, flooring, and other building components
- Perform basic carpentry, painting, patching, and general building repairs
- Troubleshoot and repair plumbing issues, including leaks, clogged drains, faucets, and toilets
- Install or replace fixtures, appliances, and equipment as needed
- Perform preventative maintenance on building systems and equipment
- Identify and report safety hazards, maintenance concerns, and repair needs
- Maintain organized and safe mechanical rooms, maintenance shops, and storage areas

15% - Property Support
- Assist with property turnovers, move-in preparations, and general building readiness
- Support event setups, furniture moves, and special maintenance projects
- Operate company vehicles, lifts, and maintenance equipment safely
- Assist with snow removal and ice treatment during winter weather events as needed

10% - Team Support & Communication
- Document completed work orders, inspections, and maintenance activities
- Maintain inventory of maintenance supplies, tools, and equipment
- Communicate effectively with supervisors, tenants, contractors, and team members
- Respond promptly to maintenance requests from tenants and property managers

Required Skills & Abilities
- Working knowledge of plumbing, electrical, carpentry, HVAC, and general building maintenance.
- Ability to diagnose maintenance issues and determine appropriate repairs.
- Experience using hand tools, power tools, and maintenance equipment safely.
- Ability to work independently and prioritize multiple tasks
- Strong communication and customer service skills
- Valid driver's license with acceptable driving record

Education and Experience
- Minimum of three (3) years of maintenance, construction, facilities, or related experience preferred.
- High school diploma or GED preferred

Physical Requirements
- Ability to stand, walk, climb stairs, bend, kneel, crouch, and perform physical maintenance tasks throughout a scheduled shift.
- Ability to safely lift, carry, push, and pull up to 75 pounds.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to work from ladders, lifts, and elevated work areas when necessary.
- Ability to safely operate maintenance tools, equipment, and company vehicles.
