Real Estate Development Analyst
Location: Dallas, TX
Position Summary:
The Analyst, Development Underwriting supports front-end feasibility underwriting for GPG's ground-up development and redevelopment pipeline, working primarily within existing development model templates. The role exists to take front-end diligence and modeling work off the plate of GPG's development leadership as the pipeline grows, freeing up senior team members to focus on the highest-value decisions.
This is a close, high-interface working relationship with development leadership rather than an independent-ownership seat: the Analyst will work directly with the VP of Development day to day, with additional touchpoints from other members of the development and executive team as needed.
Key Responsibilities:
FEASIBILITY & UNDERWRITING
- Build and update development pro formas within existing GPG templates for ground-up and redevelopment opportunities.
- Underwrite feasibility of new opportunities, including sensitivity analysis on cost, timing, and lease-up assumptions.
- Support due diligence for land acquisitions and construction financing.
MODELING & STANDARDS
- Work with development leadership to refine existing model templates, including building out new modules or functionality, and align them with evolving GPG standards.
- Maintain clean, organized models and files across active feasibility work.
SUPPORT & COORDINATION
- Support market research on demographics, competing developments, and leasing trends.
- Assist with ad hoc reporting and analysis as the development pipeline and team grow.
Qualifications & Experience:
- 1–3 years of experience underwriting real estate transactions. A genuine real estate background is required — development, acquisitions, brokerage, real estate private equity, and the debt/lending side are all strong paths, so long as the underlying experience is real estate.
- Comfortable working within, and helping refine, existing financial model templates.
- Strong Excel modeling skills.
- Exposure to Argus Enterprise is a plus; GPG is open to training the right candidate.
- Comfortable working closely with development leadership day to day, with the judgment to know when to flag issues versus resolve them independently.
- Strong written and verbal communication.
- Bachelor's degree in Real Estate, Finance, Economics, or related field.

- Adaptability: picks up new tools and processes quickly, including Argus Enterprise as needed.

- Communication: clearly summarizes underwriting findings for development leadership.
