MAY Management is seeking an experienced and hands-on Maintenance Supervisor to lead the maintenance operations at Marina Grande on the Halifax, a premier waterfront condominium community. This leadership role is responsible for overseeing all building systems, supervising maintenance staff, ensuring regulatory compliance, and maintaining the highest standards of safety, functionality, and aesthetics throughout the property.

The ideal candidate will possess strong technical expertise, proven supervisory experience, and a deep understanding of high-rise or luxury condominium maintenance. Certified Pool Operator (CPO), HVAC expertise, OSHA compliance, and cooling tower experience are highly desired.


Key Responsibilities

  • Supervise, train, and schedule maintenance technicians and support staff
  • Oversee preventative maintenance programs for all building systems
  • Ensure proper operation and maintenance of HVAC systems, cooling towers, pools, and mechanical equipment
  • Maintain compliance with OSHA standards, local codes, and safety regulations
  • Conduct regular inspections of common areas, mechanical rooms, rooftops, and life-safety systems
  • Manage work order systems and ensure timely completion of maintenance requests
  • Coordinate and oversee vendors, contractors, and service providers
  • Assist with budgeting, inventory control, and cost management for maintenance supplies and services
  • Support capital improvement projects and major repairs
  • Maintain accurate records, logs, and compliance documentation
  • Serve as primary point of contact for maintenance-related emergencies
  • Participate in on-call or emergency response rotations as required

Requirements

Qualifications & Experience

  • High school diploma or equivalent required; technical training or certifications preferred
  • Minimum 5+ years of maintenance experience, with at least 2 years in a supervisory role
  • Experience in high-rise condominium, HOA, or luxury residential properties strongly preferred
  • Certified Pool Operator (CPO) – strongly preferred
  • HVAC certification or advanced HVAC experience highly desired
  • OSHA compliance certification or demonstrated safety leadership preferred
  • Cooling tower operation and maintenance experience highly desired
  • Strong working knowledge of plumbing, electrical, mechanical, life-safety, and building automation systems
  • Ability to read and interpret blueprints, schematics, and technical manuals
  • Excellent leadership, organizational, and communication skills
  • Proficiency with maintenance management software and basic computer applications
  • Ability to lift up to 50 lbs and work in varying indoor and outdoor conditions
