POSITION SUMMARY

The primary responsibility of your job position is to plan, organize, develop, and direct the overall operation of the Maintenance Department following the current federal, state and local standards, guidelines and regulations that govern long term care and assisted living facilities. You are entrusted to follow established policies and procedures as directed by the Administrator to assure that our facility is maintained in a clean, safe, and comfortable manner.


KEY RESPONSIBILITIES:

  • Plan, develop, organize, evaluate, and direct the Maintenance Department's programs and activities
  • Develop and maintain written maintenance policies and procedures
  • Assist with the maintenance staff in the development and use of departmental policies, procedures, equipment, supplies, etc
  • Review and interpret the department's policies, procedures to employees, residents, visitors, government agencies, etc
  • Coordinate maintenance services and activities with other related departments
  • Assist in developing a preventative maintenance program
  • Inspect storage rooms, workrooms, utility/janitorial closets,
  • Conduct routine inspections of work areas to ensure safe and proper maintenance procedures are followed at all times
  • Follow-up routine inspections to ensure necessary corrections are made
  • Troubleshoot service requests daily for residents prioritizing the service requests and ensuring they are completed in a timely manner
  • Schedule and track service requests
  • Assist in the orientation and training of maintenance personnel
  • Review and evaluate the work performance of assigned personnel
  • Ensure that assigned work areas are maintained in a safe and attractive manner
  • Inspect all aspects of property; grounds, building, vacant apartments, fire alarms, as part of preventive maintenance and curb appeal
  • Make certain that maintenance personnel follow established safety precautions
  • Wear and/or use safety equipment and supplies (e.g., back brace, mechanical lifts, etc.) when lifting or moving heavy objects
  • Follow proper techniques when mixing chemicals, disinfectants, and solutions used for cleaning
  • Participate and assist in departmental studies and projects as assigned or that may become necessary
  • Maintain confidentiality of all pertinent resident care information including protected health information
  • Demonstrate a passion for caring as evidenced by interaction with co-workers, residents, families, and visitors
  • Maintain and support a culture of compliance, ethics and integrity
  • Maintain confidentiality and rights of resident, family, employee, and facility information in compliance with PHI HIPAA policies and applicable regulations
  • Maintain safe work environment and exhibits safe work practices
  • Oversee safety program including OSHA reporting
  • Perform all other duties as assigned

SKILLS AND KNOWLEDGE:

  • Must be knowledgeable of maintenance practices and procedures in nursing care facilities
  • Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of housekeeping areas
  • Must perform regular inspections of resident rooms/units for order, safety, and proper performance of equipment
  • Must demonstrate the knowledge and skills necessary to provide care appropriate to the age-related needs of the residents served
  • Must be knowledgeable of laws, regulations, and guidelines pertaining to hospital and nursing facility administrative procedures
  • Must be knowledgeable of computer systems, system applications, and other office equipment

EDUCATION AND EXPERIENCE:

  • Must possess, as a minimum, a high school education or its equivalent
  • Must have, as a minimum, two (2) years experience in a maintenance department in health-related facility

WORK ENVIRONMENT:

  • Works in all areas of the facility
  • Moves intermittently during working hours
  • Is subject to frequent interruptions
  • Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances
  • Is subject to hostile and emotionally upset residents, family members, etc
  • Communicates with the maintenance personnel, facility staff and department supervisors
  • Works beyond normal duty hours, on weekends, and in other positions temporarily, when necessary
  • Is subject to call back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.)
  • Attends and participates in continuing educational programs
  • Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, as well as reactions from dust, disinfectants, tobacco smoke, and other air contaminants
  • Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses
  • May be subject to the handling of and exposure to hazardous chemicals

PHYSICAL AND SENSORY REQUIREMENT:

  • Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility
  • Must meet the general health requirements set forth by the policies of this facility, which may include a mental and physical examination

  • Works in facility and is required to stand, walk, sit, use hands and fingers, handle or feel objects, tools or controls, reach with hands and arms, climb stairs, balance, stoop, kneel, crouch , talk and hear
  • Must possess sight/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met
  • Must be able to push, pull, move, and /or lift a minimum of 25 pounds to a minimum height of 5 feet and be able to push, pull, move, and/or carry such weight a minimum distance of 50 feet
  • May be necessary to assist in the evacuation of residents during emergency situations
