Band 1H

PW Maintenance II

Specializing in one of the following:
HVAC | Kitchen | Refrigeration & AC | Swing Shift

 

HVAC

Primary Responsibilities:  Responsible to assist in the general direction of management, supervise and provide training for the maintenance personnel and assist in providing a safe and healthy environment for our employees and guests to enjoy.

 

Essential Duties:

    1. Assists in the repair and preventive maintenance of all major pieces of HVAC equipment, which includes the condenser and chill water pumps, cooling towers and air handlers. Monitoring and scheduling repairs and maintenance of the Chillers.
    2. Maintain an accurate preventive maintenance program to ensure the equipment is maintained on a scheduled basis.
    3. Input air handler on/off times for scheduled functions on the Energy Management System.
    4. Operates chillers, cooling towers, air handlers, supply fans, exhaust fans and return air fans.
    5. Performs chemical tests on chilled water and cooling tower water.
    6. Balance airflow for proper air circulation.
    7. Keeps inventory of supplies and parts for main HVAC equipment.
    8. Knowledge of pumps repairs, alignment and preventive maintenance.
    9. Takes meter readings on specified equipment.
    10. Required to be responsible for specified equipment and areas of responsibilities.
    11. Able to complete guest room and back of the house repairs as needed.
    12. Paint areas as needed.
    13. Obtains price quotations and fills out requisitions for parts and supplies.

 

Other Duties:

    1. Regular attendance in conformance with the standards, which may be established by the Hotel from time to time, is essential to the successful performance of this position. Employees with irregular attendance will be subject to disciplinary action, up to and including termination of employment
    2. Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel.
    3. Upon employment, all employees are required to fully comply with Hotel rules and regulations for the safe and efficient operation of hotel facilities. Employees who violate Hotel rules and regulations will be subject to disciplinary actions up to and including termination of employment.
    4. In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the particular requirements of the hotel.
    5. Perform the necessary repairs to moderately complex equipment such as vacuum cleaners, toasters, lamps and small appliances on an as needed basis. Work is performed in a workshop environment and requires working at a workbench.
    6. Due to the nature of the business, the electrician may be required to do other duties and special projects as assigned by the supervisors such as assisting other engineers and to pick up parts.
    7. Due to the nature of the business the individual may be required to do other duties and special projects as assigned by the supervisor, e.g. errands to pick up parts.
    8. Swimming pool and Jacuzzi maintenance and repair.
    9. Must be able to complete guest room and back of the house calls quickly and accurately.
    10. The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential function of the job, with or without reasonable accommodation, using some other combination of skills and abilities.
      • Knowledge of chiller operations and air handling operations.
      • Must have knowledge of mechanical and electrical troubleshooting skills
      • Must have knowledge of pump repair, alignment and maintenance.
      • Must have knowledge of air pneumatic controls.
      • Must be knowledgeable of OSHA, Fire and Department of Health standards, codes and requirements.
      • Must be able to read blue prints.
      • Requires working knowledge of Microsoft Outlook, Microsoft Word 2000 and Microsoft Excel programs.

 

Working Conditions:

    1. Air conditioned and non air conditioned work areas. Work areas included interior and exterior working conditions and confined spaces. Working on ladders and above ground elevations will also be required.

 

Work Hours:

    1. Variable work days and hours with ½ hour paid lunch breaks. 
    2. Due to the cyclical nature of the industry, work schedules may be modified to address the company’s needs.
    3. Overtime work on occasion as needed.

 

Equipment Use:

    1. Ability to safely operate basic hand tools and electrical powered tools and equipment. Specialized tolls and equipment will be required for the Engineer’s scope of work. 
    2. A 10-key calculator by touch, proficiency using Windows based accounting computer software, web based program, Excel, Word and email software.
    3. Ability to use various office equipment including but not limited to computer, printer, calculators, photocopiers and postage machine, paper shredder, time clock, facsimile machines and other general office equipment.

 

Mental and Physical Demands:

    1. Able to work under pressure with short deadlines.
    2. High degree to concentration, attention to detail needed for accurate data entry.
    3. Ability to sort, check, count and verify numbers.
    4. Ability to multi-task, prioritize and work efficiently.  Flexibility to adapt to all situations.
    5. Ability to demonstrate good common sense and sound judgment.
    6. Able to sit for long periods of time.
    7. Ability to stand for the duration of the shift while supporting additional weight of tools and materials of 50 lbs.
    8. Ability to grasp, lift or carry objects at least waist high weighing up to 50 lbs.
    9. Ability to reach above head and support items such as wood, ceiling tiles, etc.
    10. Must be able to work in confined spaces and awkward positions requiring crouching, bending, stooping, kneeling, reaching overhead for extended periods of time and walking significantly distances throughout the facility.
    11. Must be able to grasp hand tools and lift, push or pull items up to 100 lbs. is required with wheeled assistance.
    12. Ability to perform tasks requiring bending, stooping, kneeling and walking while significantly distances throughout the facility.
    13. Ability to reach in all direction while standing on a ladder, scaffolding or man lift at heights up to 30 feet.

 

Communication Demands:

    1. Able to communicate in both verbal and written formats.
    2. Basic English language communication skills in order to fully comprehend job assignments read and understand manufacturer’s instructions to adhere to safety warnings.
    3. Telephone etiquette skills needed.
    4. Ability to listen effectively, to speak and write English clearly.

 

Minimum Qualification Requirements:

    1. Basic mathematical and calculator skills to prepare mathematical calculations without error.
    2. Any combination of education and education and experience equivalent to graduation from high school or any other combination of education, training or experience of at least five years that provides the required knowledge skills and abilities necessary to perform the duties of the position.
    3. Must have a valid driver’s license
    4. Normally requires five (5) years electrical work experience in building’s HVAC systems.
    5. Refrigerant Certification 1-2-3 (preferred) 

KITCHEN

Primary Responsibilities:  Responsible to assist in the general direction of management, supervise and provide training for the maintenance personnel and assist in providing a safe and healthy environment for our employees and guests to enjoy.

 

Essential Duties:

  1. Directly responsible for the repair and maintenance of the hotel and golf course facility’s kitchen equipment and refrigeration units.
  2. Performs preventive maintenance on all major pieces of kitchen and bakeshop equipment.
  3. Maintain an accurate preventive maintenance program to ensure the equipment is maintained on a scheduled basis.
  4. Maintain and organize a properly stocked kitchen storeroom by keeping an inventory of supplies, parts and equipment manuals to quickly complete repairs.
  5. Maintains and repairs all Vent master kitchen exhaust systems.
  6. Performs plumbing projects and drain care.
  7. Monitor grease and drain management to ensure the kitchen personnel are complying with the City & County of Honolulu’s regulations.
  8. Required to be responsible for specified equipment and areas of responsibilities.
  9. Able to complete guest room and back of the house repairs as needed.
  10. Paint areas as needed.
  11. Obtains price quotations and fills out requisitions for parts and supplies.

 

Minimum Qualification Requirements:

    1. Basic mathematical and calculator skills to prepare mathematical calculations without error.
    2. Any combination of education and education and experience equivalent to graduation from high school or any other combination of education, training or experience of at least five years that provides the required knowledge skills and abilities necessary to perform the duties of the position.
    3. Normally requires three (3) to five (5) years commercial kitchen work experience.
    4. Knowledgeable in kitchen equipment, plumbing, steam and ventilation repairs and installation.
    5. Refrigerant Certification 1-2-3 (preferred)
    6. Must have a valid driver’s license 

 

REFRIGERATION & AC

Primary Responsibilities:  Responsible to assist in the general direction of management, supervise and provide training for the maintenance personnel and assist in providing a safe and healthy environment for our employees and guests to enjoy.

 

Essential Duties:

  1. Assist in the repair and preventive maintenance of all major pieces of refrigeration (including ice machines) and guest room air conditioning units
  2. Responsible for the repair and maintenance for walk in, reach in, free standing refrigerators, ice machines, free standing A/C units guest room A/C units and roof top cooling units.
  3. Keeps inventory of supplies and parts for the A/C and Refrigeration equipment.
  4. Maintain an accurate preventive maintenance program to ensure the equipment is maintained on a scheduled basis.
  5. Input air handler on/off times for scheduled functions on the Energy Management System.
  6. Performs chemical tests on chilled water and cooling tower water.
  7. Balance airflow for proper air circulation.
  8. Required to be responsible for specified equipment and areas of responsibilities.
  9. Able to complete guest room and back of the house repairs as needed.
  10. Paint areas as needed.
  11. Replaces air filters and clean coils.
  12. Obtains price quotations and fills out requisitions for parts and supplies

 

Minimum Qualification Requirements:

    1. Basic mathematical and calculator skills to prepare mathematical calculations without error.
    2. Any combination of education and education and experience equivalent to graduation from high school or any other combination of education, training or experience of at least five years that provides the required knowledge skills and abilities necessary to perform the duties of the position.
    3. Normally requires three (3) to five (5) years refrigeration and air conditioning work experience.
    4. Must have Refrigerant Certification for 1-2-3 (required)
    5. Must have a valid driver’s license

 

SWING SHIFT

Primary Responsibilities:  Responsible to assist in the general direction of management, supervise and provide training for the maintenance personnel and assist in providing a safe and healthy environment for our employees and guests to enjoy.

 

Essential Duties:

  1. Work with all trade mechanics as required helping with repairs and maintenance.
  2. Must have good mechanical ability and be willing to learn and take directions from trade mechanics.
  3. Skilled in the use of basic hand and electric tools and familiarity with parts and materials is required.
  4. May be responsible to complete and keep an accurate “Rooms Preventive Maintenance Program”.
  5. Must be able to work in hot, cold and wet conditions and be able to stoop, crawl on all types of surfaces.
  6. Clean and paint all mechanical spaces.
  7. Must have the visual ability to identify and match color-coded electrical wires.
  8. Required to be responsible for specified equipment and areas of responsibilities.
  9. Detailed training on different trades and to gain working knowledge to advance in work class.
  10. Able to complete guest room and back of the house repairs as needed.
  11. Obtains price quotations and fills out requisitions for parts and supplies.

 

Minimum Qualification Requirements:

  1. Any combination of education and education and experience equivalent to graduation from high school or any other combination of education, training or experience of at least five years that provides the required knowledge skills and abilities necessary to perform the duties of the position.
  2. Normally requires three (3) to five (5) years general maintenance work experience.
  3. Must have a valid driver’s license
