Position Summary:

The Project Manager plans, coordinates, and oversees mechanical construction projects from initiation through completion. This role leads Superintendents, Project Engineers, Estimators, Accounting, and Administrative staff to deliver projects safely, on schedule, within budget, and in accordance with contract requirements. The role also serves as the primary contact for project stakeholders and maintains strong client relationships while driving successful project outcomes.

Key Responsibilities:

  • Lead all phases of assigned projects in accordance with project plans, specifications, schedules, budgets, and contract requirements.
  • Review drawings, specifications, submittals, RFIs, and other project documentation for completeness and compliance.
  • Coordinate with clients, contractors, subcontractors, suppliers, engineers, and regulatory agencies.
  • Develop and maintain project schedules, monitor progress, and implement corrective actions as needed. 
  • Obtain and evaluate material, equipment, and subcontractor quotations. 
  • Monitor project costs and support budgeting, forecasting, change order management, and contract administration.
  • Track procurement activities and material delivery schedules to support project timelines. 
  • Conduct site visits to monitor progress, document conditions, and support field operations. 
  • Collaborate with Superintendents and field personnel to ensure quality, productivity, and safety standards are met. 
  • Prepare project reports, closeout documents, and other required project records. 
  • Perform other duties as assigned.

 

Qualifications (minimum): 

 

  • Bachelor's degree in Engineering (preferably Mechanical), Construction Management, or related field, or equivalent industry experience. 
  • Minimum 5 years of project management experience in the construction industry. 
  • Valid Hawaii Driver's License. 
  • Ability to obtain and maintain TWIC and DBIDS credentials. 
  • Successful completion of post-offer drug screening and background check. 
  • Authorization to work in the United States.

 

(Preferred):

  • 7 or more years of project management experience.
  • Experience in HVAC, mechanical, and plumbing construction projects. 
  • Experience with AutoCAD and Bluebeam software. 
  • Experience managing multiple commercial or industrial construction projects.

 

Skills

  • Thorough understanding of construction drawings, specifications, contracts, and project documentation.
  • Knowledge of HVAC, plumbing, mechanical construction systems and practices. 
  • Project planning, budgeting, scheduling, and change order management expertise.
  • Ability to identify and recommend cost-saving and value-engineering opportunities.
  • Proficiency in Microsoft Office Suite, including Excel, Outlook, and Word. 
  • Mathematical, analytical, and problem-solving skills.
  • Effective verbal, written, and interpersonal communication skills. 
  • Excellent organizational and time-management skills with the ability to manage multiple projects simultaneously. 
  • Ability to build and maintain positive relationships with clients, subcontractors, suppliers, and team members while delivering high-quality service.
  • Leadership skills and the ability to motivate and coordinate project teams.

 

Physical Requirements and Work Environment

  • Work is performed in both office and construction site environments, requiring regular travel between project locations, meetings, and client facilities. 
  • Exposure to active construction sites, varying weather conditions, noise, dust, and other construction-related conditions may occur; appropriate PPE is required when visiting job sites.
  • Ability to sit or stand for extended periods while performing computer-based work. 
  • Ability to use standard office equipment, including computers, printers, and telephones. 
  • Ability to occasionally lift and carry office materials weighing up to 20 pounds.
