Position Overview
The Residential Property Manager is responsible for the operational and financial performance of a residential property portfolio. This role works closely with owners, tenants, maintenance personnel, accounting staff, vendors, and administrative support to ensure properties remain well maintained, occupied, financially successful, and compliant with applicable regulations. Regular travel between properties is required for inspections, vendor meetings, walkthroughs, and maintenance follow-up. :contentReference[oaicite:1]index=1

Key Responsibilities
• Manage day-to-day operations for a residential property portfolio
• Oversee leasing activity, renewals, occupancy, and vacancy management
• Coordinate tenant move-ins, move-outs, inspections, and property condition documentation
• Partner with maintenance staff to coordinate repairs, preventative maintenance, and vendor scheduling
• Review vendor proposals, estimates, and scopes of work for owner approval
• Monitor delinquent accounts and coordinate payment follow-up
• Prepare operational reports, budgets, and financial updates
• Communicate with owners, tenants, vendors, insurance representatives, accounting staff, and internal teams
• Show available units and support applicant screening activities

Requirements

• Active Hawaii Real Estate License in Good Standing REQUIRED
• Candidates Actively Pursuing Hawaii Licensure May Be Considered REQUIRED
• Minimum 2 Years Residential Property Management Experience REQUIRED
• Experience Managing Residential Property Portfolios REQUIRED
• Strong Owner & Tenant Relationship Management Skills REQUIRED
• Knowledge of Hawaii Residential Landlord-Tenant Code and Fair Housing Laws REQUIRED
• Experience with AppFolio or Similar Property Management Software REQUIRED
• Microsoft Office 365 & Outlook Proficiency REQUIRED
• Valid Driver's License and Reliable Transportation REQUIRED
• Ability to Travel Between Multiple Properties REQUIRED
• Experience Managing Large Portfolios or Multiple Properties Preferred
