Job DetailsLevel: ExperiencedJob Location: Corporate Texas - Houston, TX 77094Job Category: InvestmentThe Associate of Investments plays an all-encompassing role within AOG Living's Investments team, supporting the full lifecycle of the company's real estate investment activity. This position is responsible for underwriting and analyzing new acquisition and investment opportunities, as well as actively managing the performance of existing assets within the portfolio. The ideal candidate is a detail-oriented, analytical self-starter who is comfortable moving between deal-focused underwriting work and ongoing asset management responsibilities. Â ESSENTIAL FUNCTIONS: Underwriting & Acquisitions â–ª Build and maintain detailed financial models to underwrite prospective acquisition and investment opportunities, including cash flow projections, sensitivity analyses, and return metrics (IRR, equity multiple, cash-on-cash, yield-on-cost). â–ª Conduct market and submarket research, including rent comparables, supply and demand trends, and competitive positioning, to support investment theses. â–ª Perform due diligence on prospective acquisitions, coordinating with legal, property management, and third-party vendors as needed. â–ª Prepare investment memoranda, presentations, and supporting materials for review by leadership and the investment committee. â–ª Support debt and equity financing efforts, including preparation of lender packages and coordination of the closing process. â–ª Assist with sourcing new investment opportunities and maintaining relationships with brokers, lenders, and other market participants. Asset Management â–ª Actively monitor the operational and financial performance of existing assets against budget and business plan objectives. â–ª Partner with property management teams to review property-level financials, identify variances, and recommend corrective actions. â–ª Perform pricing analyses by strategically reviewing premiums and comps to determine new lease and renewal pricing. â–ª Build property budgets and business plans and revise financial projections on a quarterly basis to assess ongoing returns and drive performance against underwritten projections. â–ª Track key portfolio metrics and prepare regular performance reporting for internal stakeholders and investors. â–ª Evaluate value-add, capital expenditure, and repositioning opportunities for existing assets. â–ª Prepare refinancing, disposition, and hold/sell analyses for assets throughout the ownership period. Â General â–ª Maintain and continuously improve underwriting models, reporting templates, and internal investment tracking systems. â–ª Prepare quarterly and annual investor reporting materials in coordination with the Investments and Accounting teams. â–ª Support ad hoc financial analysis and special projects as assigned by senior Investments team members. â–ª Above all, own the work. Â Qualificationsâ–ª Bachelor's degree in Finance, Real Estate, Business, Economics, Accounting, or a related field required. â–ª 2-5 years of experience in real estate investment, acquisitions, underwriting, or asset management; multifamily experience strongly preferred. â–ª Advanced proficiency in Microsoft Excel, including complex financial modeling. â–ª Strong understanding of real estate finance principles, including capital stacks, debt structures, and standard return metrics. â–ª Excellent analytical, quantitative, and problem-solving skills, with strong attention to detail. â–ª Strong written and verbal communication skills, with the ability to present analysis clearly to senior leadership. â–ª Highly organized with the ability to manage multiple deals and priorities simultaneously under deadline pressure. â–ª Self-motivated team player who is comfortable working both independently and collaboratively across departments. â–ª Willingness to travel periodically for property visits and market tours.
