Lynd Management Group is seeking an enthusiastic Leasing Consultant to guide prospective residents through the affordable housing application and leasing process鈥攆rom their first inquiry and property tour to qualification, approval, and move-in.
This position combines sales and customer service with affordable housing compliance. It is ideal for someone who enjoys building relationships, achieving leasing goals, and carefully maintaining the documentation required for income-restricted housing programs.

What You鈥檒l Do
As the Leasing Consultant, you will manage the leasing process while helping ensure that applicants, resident files, and leasing activities comply with the property鈥檚 affordable housing program requirements.
Key responsibilities include:
- Respond promptly to telephone, email, internet, and in-person inquiries.
- Build rapport with prospective residents and identify their apartment preferences and needs.
- Explain the property鈥檚 affordable housing program, income restrictions, rental criteria, and application requirements.
- Schedule and conduct engaging property and apartment tours.
- Communicate the features, amenities, and value of living at the property.
- Use professional sales and closing techniques to meet leasing and occupancy goals.
- Maintain accurate guest cards and follow-up records for prospective residents.
- Conduct consistent follow-up and help convert qualified prospects into residents.
- Process rental applications, screening documentation, leases, and other required paperwork.
- Use RealPage OneSite Screening and other company-approved technology.
- Collect required identification, deposits, initial rent payments, and supporting documentation.
- Notify applicants of approval or denial in accordance with company and program procedures.
- Maintain accurate and organized applicant, resident, and compliance files.
- Walk apartments before move-in to confirm they are clean, ready, and free of unresolved concerns.
- Assist approved applicants throughout the lease-signing and move-in process.
- Build relationships with local housing authorities, apartment locators, and other referral sources.
- Promote the resident referral program and communicate available referral incentives.
- Refer prospective residents to another Lynd property when the desired apartment is unavailable.
- Proactively contact residents regarding lease renewals and required recertifications.
- Complete market surveys and remain informed about competing properties and market conditions.
- Support marketing and outreach activities designed to maintain occupancy and generate prospective resident traffic.
- Receive resident maintenance requests and ensure they are communicated appropriately.
- Follow up with residents regarding completed maintenance requests.
- Monitor the property鈥檚 appearance and report potential safety hazards, maintenance concerns, or quality issues.
- Assist with resident events and other property activities.
- Follow company policies, Fair Housing requirements, and Standard Operating Procedures.
- Perform other duties as assigned to support the property鈥檚 needs.
Affordable Housing Compliance
- Assist with operating the property in accordance with applicable Low-Income Housing Tax Credit, HOME, HUD, Project-Based Section 8, Bond, and other income-restricted housing requirements.
- Review applications to help determine whether applicants meet the property鈥檚 income restrictions, rental criteria, and program requirements.
- Collect income, asset, household, and eligibility documentation from applicants and residents.
- Assist with completing initial certifications, annual recertifications, interim recertifications, and required notices.
- Ensure resident files, certifications, and recertifications are completed accurately and within required deadlines.
- Maintain accurate waiting list and applicant information in accordance with applicable program requirements.
- Protect confidential applicant and resident information.
- Assist with preparing resident files for compliance audits, Management and Occupancy Reviews, and other regulatory reviews.
- Correct file deficiencies promptly and provide requested documentation to the Property Manager or compliance team.
- Participate in required affordable housing and Fair Housing training.
- Maintain current knowledge of the affordable housing programs applicable to the assigned property.
What We鈥檙e Looking For
- High school diploma or GED.
- One to three years of experience in leasing, sales, hospitality, or customer service.
- Experience working with LIHTC, HOME, HUD, Project-Based Section 8, or another income-restricted affordable housing program.
- Experience collecting income and eligibility documentation and maintaining resident files.
- Strong sales, persuasion, and closing skills.
- A friendly, enthusiastic, and professional approach to customer service.
- Ability to explain detailed application and eligibility requirements clearly and respectfully.
- Strong verbal and written communication skills.
- Strong organizational skills, accuracy, and attention to detail.
- Ability to manage multiple applicants, follow-up activities, and compliance deadlines.
- Familiarity with Fair Housing requirements and applicable multifamily housing laws.
- Proficiency with Microsoft Office, including Word, Excel, Outlook, and PowerPoint.
- RealPage OneSite experience is preferred.
- Ability to learn and use company technology, screening tools, and property management systems.
- Ability to visually inspect apartments, grounds, and other areas of the property.
- Ability to handle confidential applicant and resident information with appropriate discretion.
Work Environment and Schedule
This is a full-time position requiring a standard 40-hour workweek. The work schedule may include weekends, holidays, training sessions, resident events, audits, or company meetings based on business and leasing needs.
This position requires regular interaction with prospective and current residents and the ability to walk the property, conduct tours, and visually inspect apartments and property grounds.
