Lynd Management Group is seeking a dependable Maintenance Make-Ready Technician/Porter to prepare vacant apartments for new residents and help maintain the overall appearance of the property.

Working under the direction of the Maintenance Supervisor and Property Manager, this position performs apartment make-ready duties, basic repairs, groundskeeping, cleaning, pool maintenance, and other tasks based on the property’s needs.

The ideal candidate is a hands-on team player who takes pride in quality work, notices the details, and helps create a clean and welcoming environment for residents.

What You’ll Do

  • Prepare vacant apartments for leasing and new resident move-in.
  • Remove trash and abandoned items after receiving appropriate authorization.
  • Inspect apartments and identify needed repairs, replacements, or cleaning.
  • Paint apartment interiors and complete minor exterior painting when needed.
  • Repair walls, trim, baseboards, cabinets, doors, windows, and locks.
  • Complete basic plumbing, electrical, carpentry, caulking, and appliance repairs.
  • Clean or shampoo carpet and vinyl flooring and report replacement needs.
  • Inspect HVAC systems, water heaters, appliances, and other apartment features.
  • Report major mechanical, structural, or repair concerns to the Maintenance Supervisor.
  • Pick up trash and maintain clean grounds, parking areas, breezeways, halls, dumpsters, and pool areas.
  • Assist with landscaping, watering, pressure washing, and other property appearance needs.
  • Clean and maintain the pool and monitor chemical levels when properly certified.
  • Maintain an accurate inventory of make-ready, pool, and grounds supplies.
  • Assist with resident notices, service requests, on-call assignments, and fire watch when required.
  • Follow company safety procedures and maintain clean and organized work areas.
  • Perform other duties as assigned to support the property’s needs.

What We’re Looking For

  • High school diploma or GED preferred.
  • At least one year of make-ready, porter, groundskeeping, maintenance, painting, or similar experience preferred.
  • Previous experience preparing apartments or residential properties for move-in is a plus.
  • Basic knowledge of painting, plumbing, electrical repairs, carpentry, cleaning, and landscaping.
  • Ability to safely use basic hand tools and maintenance equipment.
  • Ability to follow instructions, organize assignments, and complete work on time.
  • Strong attention to detail and the ability to identify repair or replacement needs.
  • Professional communication and customer service skills.
  • Knowledge of general workplace safety procedures.
  • Certified Pool Operator certification required when assigned responsibility for maintaining pool chemical levels.
  • Ability to provide commonly used industry-specific hand tools when required.

Work Environment and Schedule

This is a full-time, physically active position that may involve prolonged standing and walking, bending, kneeling, crouching, reaching, climbing, and working indoors or outdoors in varying weather conditions.

The position requires regularly lifting, carrying, positioning, or moving objects weighing 25 pounds or more. The work schedule may include evenings, weekends, holidays, on-call assignments, or fire watch based on business needs.
