Lynd Management Group is seeking an experienced Property Manager to oversee the daily operations, financial performance, and affordable housing compliance of a multifamily property. What You鈥檒l Do
As the Property Manager, you will lead the on-site team and oversee the property鈥檚 operations, affordable housing compliance, resident experience, financial performance, leasing activity, and physical condition.
Key responsibilities include:
- Lead, train, motivate, and develop the on-site team.
- Build a positive, accountable, and performance-focused workplace.
- Oversee leasing, renewals, occupancy, collections, delinquencies, and resident retention.
- Monitor the property鈥檚 budget, revenue, expenses, and overall financial performance.
- Prepare accurate and timely operational, financial, compliance, and owner reports.
- Partner with the maintenance team to ensure apartments are market-ready and service requests are completed promptly.
- Regularly inspect apartments, amenities, common areas, and grounds to maintain quality, safety, and regulatory standards.
- Respond to resident questions and concerns professionally and ensure timely resolution.
- Develop and evaluate marketing strategies to increase property traffic and maintain occupancy.
- Coordinate resident events and supportive services, when applicable.
- Manage vendors, contractors, invoices, purchasing, and property improvement projects.
- Use company technology and property management systems to monitor performance and complete required reporting.
- Communicate effectively with regional leadership, corporate departments, clients, residents, regulatory agencies, and employees.
Affordable Housing Compliance
- Operate the property in accordance with applicable HUD, Project-Based Section 8, Low-Income Housing Tax Credit, HOME, Bond, lender, investor, and state monitoring agency requirements.
- Ensure applications meet the property鈥檚 income restrictions, rental criteria, tenant selection plan, and program requirements.
- Oversee the accurate and timely completion of resident files, income certifications, annual recertifications, interim recertifications, and required notices.
- Review resident files and property reports regularly to identify and correct compliance concerns.
- Maintain accurate waiting lists and transfer lists in accordance with applicable program requirements.
- Ensure the property maintains required set-asides and applicable fractions established by the Land Use Restriction Agreement.
- Maintain the Affirmative Fair Housing Marketing Plan and complete required outreach and marketing activities.
- Maintain required compliance binders, resident files, supportive service records, and other program documentation.
- Prepare for and successfully complete file audits, Management and Occupancy Reviews, physical inspections, and other compliance reviews.
- Coordinate timely responses and corrective actions for audit findings, inspection deficiencies, and compliance concerns.
- Prepare for HUD NSPIRE inspections and ensure identified deficiencies are corrected within required timeframes.
- Oversee tenant certification and subsidy-related activities using applicable HUD systems, including EIV, TRACS, and iMAX.
- Ensure compliance with Fair Housing requirements, the HUD Occupancy Handbook 4350.3, company policies, and applicable federal, state, and local regulations.
- Coordinate required supportive services with the applicable service provider and maintain appropriate documentation.
- Stay informed of changes to affordable housing regulations and ensure the on-site team receives appropriate training.
What We鈥檙e Looking For
- At least three years of affordable housing property management experience.
- Experience overseeing the financial, operational, and compliance performance of a multifamily property.
- Previous experience supervising, training, and developing employees.
- Working knowledge of HUD, Project-Based Section 8, LIHTC, HOME, Bond, and other applicable affordable housing programs.
- Current knowledge of HUD Handbook 4350.3 and applicable occupancy requirements.
- Experience with annual and interim recertifications, income verifications, resident file audits, and compliance reporting.
- Knowledge of EIV, TRACS, iMAX, and other applicable HUD systems.
- Experience preparing for Management and Occupancy Reviews and NSPIRE inspections.
- Strong knowledge of Fair Housing requirements and applicable housing laws.
- Strong financial, organizational, decision-making, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to develop positive working relationships with residents, employees, clients, regulatory agencies, and monitoring agencies.
- Proficiency with Microsoft Office and property management software.
- RealPage OneSite experience is preferred.
- Associate degree or an equivalent combination of education and related experience.
- Certified Occupancy Specialist certification required for HUD-governed properties.
- Certified Apartment Manager credential or other affordable housing certification preferred.
- Ability to travel locally for bank deposits, meetings, errands, or other business needs.
Work Environment and Schedule
This is a full-time position requiring a standard 40-hour workweek. Occasional evenings, weekends, travel, training sessions, inspections, or company meetings may be required based on business needs.
The position regularly requires standing, walking, sitting, speaking, and hearing. It may occasionally require reaching, climbing, balancing, stooping, kneeling, crouching, or lifting and moving items weighing up to 25 pounds.
