Maintenance Supervisor

B5 Recruiting is recruiting on behalf of a large, established property management company in the Southeast for an experienced Maintenance Supervisor.

This is a hands-on leadership opportunity for someone who enjoys managing a maintenance team while staying involved in the day-to-day operations of a residential property.

Your Role

As the Maintenance Supervisor, you’ll work closely with the Property Manager to ensure the community is well maintained, operating smoothly, and providing a positive experience for residents.

From service requests and unit turns to preventative maintenance, vendor coordination, and team leadership, you’ll play a key role in the overall operation and appearance of the property.

What You’ll Be Responsible For

  • Supervise, train, and support maintenance technicians with a focus on professionalism, customer service, and safety

  • Coordinate daily maintenance operations, including service requests, pool maintenance, make-readies, and grounds care

  • Inspect the property for maintenance needs and assign work accordingly

  • Walk units following move-outs and coordinate move-in preparation with the Property Manager

  • Review and manage vendor and contractor bids for property-related work

  • Manage maintenance inventory, equipment orders, and supply purchases

  • Maintain SDS, OSHA, EPA, and other required compliance documentation

  • Respond to and schedule resident work orders with a goal of completing requests within 24 hours

  • Communicate regularly with the Property Manager regarding property conditions, outstanding maintenance needs, and team performance

  • Provide hands-on support with plumbing, HVAC, carpentry, electrical, roofing, pool equipment, and appliance repairs

  • Assist with landscaping, grounds maintenance, and overall curb appeal

  • Serve as a primary point of contact for resident maintenance concerns

  • Lead the maintenance team and help keep daily property operations moving efficiently

What You Bring to the Team

  • High school diploma or GED

  • Previous apartment, multifamily, or residential property maintenance experience preferred

  • Previous maintenance leadership or supervisory experience strongly preferred

  • Valid driver’s license and reliable transportation

  • Basic maintenance tools and the ability to perform hands-on repairs

  • Working knowledge of plumbing, electrical, HVAC, appliances, carpentry, and general building maintenance

  • Strong customer service and communication skills

  • Ability to prioritize service requests and manage multiple maintenance responsibilities

  • CFC, CPO, and/or HVAC certifications preferred, but not required
