Position Summary

The Regional Construction Manager is responsible for planning, managing, and overseeing capital improvement (CAPEX), renovation, and value-add projects across a regional portfolio of multifamily and hospitality properties. This role manages projects from due diligence and pre-construction planning through completion and turnover, ensuring projects are delivered safely, on schedule, within budget, and in alignment with ownership objectives, operational needs, and brand standards where applicable.

Working closely with Asset Management, Property Operations, Finance, and third-party consultants, the Regional Construction Manager develops and executes annual capital plans, oversees project budgets and schedules, manages contractor relationships, and ensures successful delivery of improvements that enhance asset value, resident satisfaction, and guest experience.

Essential Duties and Responsibilities

  • Manage a regional portfolio of capital improvement (CAPEX), renovation, deferred maintenance, and value-add projects for multifamily and hospitality assets.
  • Participate in due diligence for acquisitions by evaluating property conditions, identifying capital needs, preparing renovation scopes, and developing preliminary budgets and schedules.
  • Develop, implement, and oversee annual and long-term capital expenditure plans in partnership with Asset Management and Operations.
  • Prepare project budgets, cost estimates, schedules, bid packages, and scopes of work.
  • Solicit, evaluate, negotiate, and recommend bids from general contractors, subcontractors, vendors, architects, and consultants.
  • Administer contracts, review change orders, approve invoices within authorized limits, and monitor overall project financial performance.
  • Track project budgets, contingency usage, forecasting, and cost variances while implementing corrective actions as needed.
  • Conduct regular site visits to monitor construction progress, quality, safety, schedule adherence, and compliance with company standards.
  • Coordinate project meetings and communicate project status, risks, schedules, and budget updates to executive leadership and stakeholders.
  • Collaborate with property management teams to minimize operational disruption during renovations and capital projects.
  • Oversee procurement and installation of construction materials, fixtures, furnishings, and equipment as required.
  • Ensure projects comply with applicable building codes, life safety requirements, ADA regulations, environmental standards, and hospitality brand requirements where applicable.
  • Develop and maintain relationships with architects, engineers, municipal agencies, contractors, consultants, and key vendors.
  • Identify project risks and resolve construction, scheduling, and budget challenges in a timely manner.
  • Manage project closeout activities, including punch lists, warranties, turnover documentation, and final acceptance.
  • Promote a culture of safety by ensuring compliance with OSHA regulations and company safety policies.
  • Recruit, mentor, and develop project management staff as assigned.
  • Prepare regular reports on CAPEX performance, project status, budgets, schedules, and portfolio metrics for senior leadership.

Qualifications

Education

  • Bachelor's degree in Construction Management, Engineering, Architecture, Building Science, or a related field preferred.

Experience

  • Minimum of five (5) years of experience managing commercial, multifamily, hospitality, or capital improvement projects.
  • Experience overseeing multiple concurrent renovation or CAPEX projects across a regional portfolio.
  • Experience with multifamily renovations, hospitality renovations, or both is strongly preferred.
  • Demonstrated success managing project budgets, schedules, contractor procurement, and cross-functional project teams.

Knowledge, Skills, and Abilities

  • Strong knowledge of commercial construction practices, building systems, life safety requirements, ADA compliance, and applicable building codes.
  • Experience managing capital planning, budgeting, forecasting, and project financial controls.
  • Ability to lead projects across both multifamily and hospitality environments while balancing operational needs and business objectives.
  • Strong leadership, organizational, negotiation, analytical, and problem-solving skills.
  • Excellent communication and stakeholder management skills.
  • Proficiency in Microsoft Office Suite and construction/project management software.

Physical Requirements

  • Ability to travel approximately 80% within the assigned portfolio to visit properties and project sites.
  • Ability to work a flexible schedule, including occasional overnight travel, evenings, weekends, holidays, and attendance at company meetings or events across the country as business needs require.  
  • Ability to walk active construction sites, inspect occupied buildings, climb stairs, and occasionally lift up to 25 pounds.
