JOB SUMMARY: The primary responsibility of the Building Engineer is to provide the highest possible level of customer service to tenants by maintaining properties in a manner consistent with Workspace Property Trustās brand and responding to tenant requests in a timely manner. Ā This will help ensure long-term occupancy in company properties. ROLE AND RESPONSIBILITIES: ā¢Ā Ā Ā Inspect, evaluate, monitor, and maintain all building equipment, systems, and mechanical rooms to ensure that the operation, appearance, and safety of assigned properties to Workspace Property Trustās standards. ā¢Ā Ā Ā Create and implement a preventative maintenance program to ensure that all building equipment and systems are operating at their optimal performance levels to ensure the maximum life of the equipment. ā¢Ā Ā Ā Respond to tenant service requests, including emergency calls, as needed, after business hours and demonstrate Workspace Property Trustās commitment to timely responses with 100% customer satisfaction. ā¢Ā Ā Ā Work to understand tenant needs and maintain positive, productive, and professional relationships with all tenants. ā¢Ā Ā Ā Conduct weekly inspections to ensure quality atmosphere for our tenants. ā¢Ā Ā Ā Work with Property Management to address all operational issues explore ways to improve operating efficiencies. ā¢Ā Ā Ā Maintain an awareness of new technology and trends in maintenance operations and share that knowledge with our Engineers and Property Managers. ā¢Ā Ā Ā Coordinate scheduling and work of on-site contractors to ensure minimal disruptions to tenants and that work. ā¢Ā Ā Ā Review services provided by outside contractors to ensure the highest quality performance of equipment at the assigned properties to maintain values of the properties. ā¢Ā Ā Ā Follow up and monitor tenant improvements through job completion and ensuring the HVAC, plumbing and electrical meet Workspace Property Trustās building specifications. QUALIFICATIONS AND EDUCATION REQUIREMENTS: ā¢Ā Ā Ā High school diploma or GED. ā¢Ā Ā Ā Willingness to obtain HVAC certification, if needed. ā¢Ā Ā Ā At least 5 yearsā experience working with commercial HVAC and building automation systems. ā¢Ā Ā Ā Skilled at trouble shooting HVAC and building automation systems. ā¢Ā Ā Ā Ability to lift ladders, fixtures, equipment, and supplies that might weigh up to 80 pounds, with or without a reasonable accommodation. ā¢Ā Ā Ā Valid driverās license with a driving record that meets Workspace Property Trustās insurance requirements. ā¢Ā Ā Ā Excellent customer service and verbal communication skills to both customers and coworkers. ā¢Ā Ā Ā Demonstrated commitment to quality service. ā¢Ā Ā Ā Self-starter able to work with minimal supervision. ā¢Ā Ā Ā Strong problem solver. ā¢Ā Ā Ā Ability to work independently but also function effectively as part of a team. ā¢Ā Ā Ā Prior experience working with computer software. ā¢Ā Ā Ā Ability to be āon callā.
