Maintenance Director – Senior Living Community

Position Summary

High Point Residence Jerseyville is seeking an experienced, hands-on Maintenance Director to oversee all maintenance, housekeeping, and environmental services throughout our senior living community.

This leadership role is responsible for ensuring our building, grounds, and equipment remain safe, functional, and well maintained while creating a clean, comfortable, and welcoming environment for residents, families, staff, and visitors. The ideal candidate enjoys solving problems, leading a team, and takes pride in maintaining a community that residents are proud to call home.

Reports To: Executive Director and Contracted Plant Operations Manager

Key Responsibilities

  • Provide day-to-day leadership for maintenance, housekeeping, and environmental services operations.

  • Maintain the building, grounds, mechanical systems, and equipment to ensure a safe and efficient environment.

  • Perform preventative maintenance and coordinate repairs as needed.

  • Troubleshoot and complete general maintenance projects including plumbing, electrical, HVAC, painting, carpentry, and basic facility repairs.

  • Supervise, train, schedule, and support maintenance and housekeeping team members.

  • Ensure compliance with all applicable life safety, OSHA, state, and local regulations.

  • Coordinate vendor services and oversee contracted maintenance work.

  • Maintain maintenance records, work orders, inspections, and preventative maintenance schedules.

  • Respond promptly to maintenance emergencies and participate in an on-call rotation as needed.

  • Assist with community readiness for state surveys and regulatory inspections.

  • Promote a clean, safe, and welcoming environment for residents, visitors, and team members.

Qualifications

  • High school diploma or equivalent required.

  • Previous healthcare, senior living, long-term care, or commercial facility maintenance experience strongly preferred.

  • Prior supervisory or leadership experience preferred.

  • Working knowledge of plumbing, electrical, HVAC, carpentry, painting, and general building maintenance.

  • Ability to read and interpret safety procedures, equipment manuals, and work orders.

  • Demonstrated reliability, professionalism, and strong organizational skills.

  • No record of abuse, neglect, mistreatment, or misappropriation of resident property.

Knowledge, Skills & Abilities

  • Strong troubleshooting and problem-solving abilities.

  • Excellent communication and leadership skills.

  • Ability to prioritize multiple projects in a fast-paced environment.

  • Knowledge of sanitation, preventative maintenance, and life safety standards.

  • Commitment to providing exceptional service to residents and fellow team members.

Physical Requirements

  • Ability to bend, stoop, squat, crawl, climb, kneel, balance, reach, push, pull, and lift up to 75–100 pounds as needed.

  • Ability to work at heights, operate maintenance equipment, and safely use hand and power tools.

  • Exposure to varying temperatures, dust, chemicals, fumes, humidity, and outdoor weather conditions.

  • Availability to respond to emergency maintenance situations outside of normal business hours.

Working Conditions

  • Frequent interaction with residents, families, visitors, staff, vendors, and regulatory personnel.

  • Work is performed both indoors and outdoors with occasional exposure to noise, weather, and maintenance-related hazards.

  • Personal protective equipment and safety devices are provided.
