WinnCompanies is searching for an Assistant Property Manager to join our team at Kimberly Ridge, a 76-unit residential community located in Kannapolis, NC. 

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

Please note that the pay range for this position is $21.00 $24.00 per hour, depending on experience.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:30 AM to 5:00 PM.

Responsibilities: 

  • Monitor collections and post rent payments.
  • Enforce the collection policy and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals.
  • Provide exceptional customer service.
  • Respond timely to resident issues and complaints promoting positive resident relations.
  • Assist in all facets of physical and financial Management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable from issuing purchase orders to processing invoices.

Requirements:

  • High school diploma or GED equivalent. 
  • Less than 1 year of relevant work experience.
  • Less than 1 year of supervisory/managerial experience.
  • Knowledge of property management. 
  • Knowledge of landlord and tenant laws. 
  • Experience with computer systems, particularly Microsoft Office. 
  • Excellent customer service skills. 
  • Outstanding verbal and written communication skills. 
  • Ability to multi-task and manage a fast-paced office environment. 
  • Ability to manage and work with a diverse group of people and personalities. 
  • Superb attention to detail. 

Preferred Qualifications:

  • Associate's degree.
  • Experience administering Affordable Programs such as Low Income Housing Tax Credit (LIHTC) or other state or local programs that may apply to this property.
  • Experience with OneSite Property Management software experience
  • Certifications in HUD property management such as: CPO, COS, NAHP. LIHTC property management such as: SHCM, TCS, C3P, HCCP, NAHP.
