Key Responsibilities

  • Provide overall leadership and accountability for daily operations of a 216-unit apartment community
  • Lead the final phase of property stabilization, converting operational gains into sustained, long-term performance
  • Drive leasing velocity, resident retention, and occupancy through disciplined execution and team accountability
  • Develop, manage, and control operating budgets; analyze financial performance and implement corrective actions as needed
  • Oversee maintenance operations and capital initiatives to ensure asset preservation, curb appeal, and on-time project completion
  • Recruit, develop, and lead on-site team members with clear expectations and a culture of ownership and professionalism
  • Serve as the primary point of contact for residents, maintaining consistent, transparent, and professional communication
  • Identify and implement process improvements that enhance efficiency, service delivery, and sustained asset performance

Within your first 90 days, you've assessed the team, owned the numbers, and have a clear plan. By month six, occupancy is at or above 95%, delinquency is consistently under 5%, and the property is operating on budget.
