Tax Credit Property Manager
Summary
We are seeking a dedicated Tax Credit Property Manager to oversee the operational and compliance aspects of affordable housing assets. This pivotal role ensures that all properties under management strictly adhere to Low-Income Housing Tax Credit (LIHTC) regulations while maintaining high standards of tenant services and asset performance. The successful candidate will serve as the primary liaison between property operations, owners, and regulatory agencies, guaranteeing long-term compliance and financial stability for the portfolio.
Responsibilities
- Manage day-to-day operations of affordable housing communities with a specific focus on maintaining LIHTC compliance standards.
- Conduct regular audits and reviews of tenant income certifications, lease agreements, and occupancy records to ensure accuracy and regulatory adherence.
- Prepare and submit required annual compliance reports and tax credit documentation to state and federal authorities.
- Coordinate with external auditors and housing agencies during periodic reviews and examinations.
- Oversee rent collection, utility billing, and budget management to ensure financial viability within affordable housing constraints.
- Lead property staff in implementing policies that support low-income residents while mitigating risk of non-compliance.
- Monitor market conditions and regulatory changes to proactively adjust management strategies and maintain eligibility for tax credits.
Requirements
- Proven experience in property management, specifically within the affordable housing or LIHTC sector.
- In-depth knowledge of federal and state LIHTC regulations, including IRS code and HUD guidelines.
- Strong analytical skills with the ability to interpret complex compliance requirements and apply them to daily operations.
- Excellent communication skills for interacting with tenants, regulatory bodies, and property owners.
- Proficiency with property management software and Microsoft Office Suite.
- Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
- Ability to work independently and manage multiple properties simultaneously.
