Senior Preconstruction ManagerÂ
Position Summary
The Senior Preconstruction Manager leads all aspects of the preconstruction process, providing strategic oversight from project pursuit through construction start. This role is responsible for driving accurate estimating, risk management, client alignment, and team leadership to ensure successful project outcomes aligned with company goals.
Key Responsibilities
- Lead the development of comprehensive conceptual and detailed cost estimates, including quantity takeoffs, pricing strategies, and cost modeling across all project phasesÂ
- Provide strategic oversight of budgeting, bid leveling, value engineering, and cost control initiatives to align with client and company objectivesÂ
- Manage and direct the preconstruction process from initial pursuit through GMP/contract execution, ensuring seamless transition to operationsÂ
- Develop and maintain preconstruction schedules, logistics plans, and risk assessments, proactively identifying and mitigating project risksÂ
- Serve as the primary liaison in design-build and design-assist environments, collaborating closely with architects, engineers, and consultantsÂ
- Prepare and deliver client-facing presentations, including estimates, cost options, and value engineering recommendationsÂ
- Build and maintain strong relationships with clients, subcontractors, design partners, and internal stakeholders to support repeat business and project successÂ
- Lead subcontractor outreach, bid packaging, and procurement strategy, ensuring competitive and complete coverageÂ
- Partner with Project Management and Field Operations teams to ensure alignment on scope, budget, schedule, and constructability prior to project kickoffÂ
- Utilize and optimize estimating and preconstruction software platforms to drive efficiency, accuracy, and reporting consistencyÂ
- Provide leadership, mentorship, and development to Preconstruction Managers, Estimators, and CoordinatorsÂ
- Support business development efforts by contributing to proposal strategy, interviews, and client relationship managementÂ
- Continuously evaluate market conditions, labor trends, and material pricing to inform competitive and forward-looking estimatesÂ
Requirements
Qualifications
- Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)Â
- 8–12+ years of experience in preconstruction, estimating, or construction managementÂ
- Proven experience leading large-scale commercial construction projects through preconstruction phasesÂ
- Strong knowledge of construction methods, materials, and pricing strategiesÂ
- Experience in design-build and negotiated project delivery methodsÂ
- Proficiency in estimating software (e.g., Procore, Bluebeam, OST, Sage, or similar tools)Â
- Excellent leadership, communication, and client-facing presentation skillsÂ
