The Leasing Manager is responsible for providing exceptional service to community residents, future residents, vendors, and the corporate management team. ESSENTIAL JOB DUTIES:Ā
Complete lease/renewal paperwork to ensure completionĀ toĀ company standards.Ā
Explain lease information to residents.Ā
Entering all data into tracking system to track leasing activities.Ā
Walk apartment units prior to showing and occupancy by resident.Ā
Review leasingĀ paperwork, andĀ audit lease files.Ā
Submit daily, weekly, and monthly leasing reports asĀ required.Ā
Track and evaluate advertising, and all client traffic.Ā Ā
Ensure online advertising is reviewed and updated daily.Ā
Responsible for training and developing leasing personnelĀ in accordance withĀ company policiesĀ and procedures.Ā
Prepare marketing plans, leasing strategies, and advertising proposals withĀ assistanceĀ of theĀ Property Manager.Ā
Maintain professional communication with residents, applicants, and other representatives.Ā
Report all property issues, leasing objections, and potential liabilities along with recommendations for solving such issues to Property Manager.Ā
DetermineĀ leasing opportunitiesĀ ofĀ leasing staff and work on goal setting, improving the performance of each staff member.Ā
Analyzing shop program results, distributes completed evaluations, and reviews areas of concern.Ā Ā
Develop, implement, andĀ monitorĀ property contests/awards/leasing incentives.Ā
Prepare andĀ maintainĀ complete resident and general office files, keeping proper documentation,Ā at all times.Ā
Maintain Renter's Insurance complianceĀ perĀ company policies and procedures.Ā
Monitor Month-to-Month leases, complete audit and ensure MTM lease compliance.Ā
Track work order activity including monitoring completion each day and follow up warm calls.Ā
Implement andĀ maintainĀ leaseĀ expirationĀ matrixĀ in accordance withĀ established policies.Ā
Monitor compliance withĀ revenueĀ management system andĀ participateĀ in weekly calls (if applicable).Ā
AdditionalĀ duties asĀ assigned by supervisor.Ā

Basic computer skills in a Windows environmentĀ
Possess a valid real estate license as required by state regulationsĀ
Direct the leasing activities of the leasing staff.Ā

WORK ENVIRONMENTĀ
This jobĀ operatesĀ in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filingĀ cabinetsĀ and fax machines. Regularly required to travel outside between properties in varying weather conditions.Ā
