Provides support to campus functions.    ORGANIZATIONAL RELATIONSHIPS  Reports to: Director of Maintenance Operations Supervisory Responsibility: None Indirect Supervisory Responsibility: None   ESSENTIAL DUTIES - May include, but is not limited to the following:  Repair/replace lights, switches, receptacles, windows, glass, handles, doors, door locks, door closures, hinges, faucets, shower valves, drains, toilets, urinals, furniture, sheet rock, door jambs, water heaters – gas and electric, etc. Provide assistance to the Director of Maintenance Operations, and other maintenance mechanics in removing and/or repairing air conditioners and other various tasks related to the maintenance areas. Drive SEU golf carts and other maintenance vehicles to perform duties. Maintain all areas of campus as deemed by the Director of Maintenance Operations.  Provide  support to campus functions Perform any task required by the  Director of Maintenance Operations.   ADDITIONAL/NON-ESSENTIAL DUTIES  N/A   All remaining duties are considered "nonessential" within the context of the ADA, which means that the function could be reassigned to another employee in order to allow a disabled individual to hold the position.  Alternatively, the manager could try to provide a reasonable accommodation so that the disabled individual could perform the function.   LOCATION  Lakeland Main Campus  QualificationsEDUCATION      Required Education: High School/GED in High school diploma or equivalent    Preferred Education: Associate’s degree or trade certification   LICENSES/CERTIFICATIONS Must possess a clear, valid Florida driver’s license with the ability to pass an MVR screen and to be approved by SEU insurance following acceptance of offer.Trade certifications are preferred   EXPERIENCE  Required: General maintenance skills. Five years of apartment/institutional maintenance experience.   Preferred: Proficient with computers and emails. Able to function the Microsoft office suite.      LOCATION  Lakeland Main Campus     KNOWLEDGE, SKILLS, AND ABILITIES Required: Repair/replace lights, switches, receptacles, windows, glass, handles, doors, door locks, door closers, hinges, faucets, shower valves, drains, toilets, urinals, furniture, sheet rock, door jambs, water heaters – gas and electric, etc.  Ability to troubleshoot HVAC, and restaurant equipment.  Replacing small motors or caps to restore service to the students as quickly as possible.  Aid the Director of Maintenance Operations, and other maintenance mechanics in removing and/or repairing air conditioners and other various tasks related to the maintenance areas.  Provide proper reports of events that occurred during and after the shift to the Director of  Maintenance Operations and team. Carry the call phone Monday – Thursday weekly Have specific information on all buildings across campus.  Oversee all emergencies that occur during the shift with minimal supervision.  Ability to coordinate several projects and contractors across campus.  Providing access and supervision in students' spaces after hours. Ability to prioritize emergency responses across campus throughout the shift.  Completing the necessary reports for the Director of Maintenance Operations.    Preferred: Provide information to the Director of Maintenance Operations related to equipment needs, cleaning, sealing, caulking, and painting of buildings – interior/exterior. Ability to coordinate and communicate with outside contractors and oversee projects in the specific areas of responsibility.  Ability to operate an aerial lift, forklift and other vehicles as the job requires.  Be able to read, understand and interpret schematics, plans, and diagrams and drawings.   WORK ENVIRONMENT  All employees are responsible for maintaining an environment that is free from discrimination, intimidation, harassment, including sexual harassment.  This position is considered Essential Personnel for the purposes of Emergency Response.   Physical Requirements:  Ability to lift 50 lbs.
