This leadership position oversees Skilled Maintenance, Housekeeping, and Laundry, ensuring the community is clean, well-maintained, safe, compliant, and resident-focused. The ideal candidate is a hands-on leader who takes pride in maintaining a beautiful and safe environment while leading and developing a dedicated team. This role works closely with residents, families, staff, contractors, and community leadership to support daily operations, address concerns, coordinate projects, and promote teamwork, service excellence, and continuous improvement. Responsibilities include overseeing preventive maintenance programs, building systems, safety initiatives, vendor relationships, capital projects, and regulatory compliance. The leader will use strong communication, technical expertise, and problem-solving skills to respond to the evolving needs of the community and ensure our physical environment meets the highest standards. Develops actions plans to address residents’ concerns, regulatory agencies compliance issues and the efficient operation of the department. Communicates with department heads and Executive Director addressing any prospect concerns related to move in or general community service. Communicates with other department heads and Executive Director addressing any operational concerns and develops sense of common purpose and cooperation. Develops comprehensive preventative maintenance plan for all building systems and master schedule for service delivery i.e., annual cleaning schedule. Supervise safety and fire protection systems ensuring the safety of the community. Utilize technical skills i.e., building repair/upkeep, electrical, plumbing, etc. for the efficient operation of the community. Always adheres to dress code policy. Always adheres to time and attendance policy. Practices safe work habits and follows all safety procedures of the facility. Assures the safety, security, and wellbeing of our residents. Position Requirements: EXPERIENCE and EDUCATION REQUIREMENTS: Associate degree in building maintenance, 3-5 years' experience in plant operations and supervising staff. SPECIFIC REQUIREMENTS: Must be able to read, write, speak, and understand the English language. Must possess the ability to make independent decisions when circumstances warrant such action. Must possess the ability to deal tactfully with staff, residents, family members visitors, government agencies/staff, and the general public. Must be knowledgeable of practices and procedures, as well as laws, regulations, and guidelines that pertain to CCRCs. Must possess the ability to plan, organize, develop, implement, and interpret department programs, goals, objectives, policies and procedures, etc., that are necessary for providing quality care. Must have patience, tact a cheerful disposition and enthusiasm, as well as the willingness to handle challenging residents/associates. Must be able to communicate with the staff, and other department supervisors. Maintains a rapport with the residents and their families. Must be willing to seek out new methods and be willing to incorporate them into existing practices. Must not pose a direct threat to the health or safety of other individuals in the workplace. Must attend and participate in continuing educational programs. Must have valid state of residence driver’s license. May be required to use personal vehicle. PHYSICAL AND SENSORY REQUIREMENTS: Must be able to move intermittently throughout the workday. Must be able to cope with the mental and emotional stress of the position. Must meet the general health requirements set forth by the policies of this facility. May be necessary to assist in the evacuation of residents during emergency situations. Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met. Must be able to push, pull, move, and/or lift a minimum of fifty (50) pounds. Must be able to climb stairs. Must submit to and pass an annual physical examination. Working Conditions: Will work in a well-lighted and ventilated area. Will be subject to frequent interruptions. May be asked to work beyond normal working hours, and in other positions temporarily, when necessary. Light to moderate expenditure of physical effort as it relates to lifting, carrying, pushing, and pulling. Travel is required to the community’s needs. May be subject to call-backs during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.) Is subject to injury from falls, burns, from equipment, odors, etc., throughout the workday, as well as reactions from dust, disinfectants, tobacco smoke and other air contaminates.
