Job DetailsLevel: ExperiencedJob Location: CW - Clearwater, FL 33763Position Type: Full TimeEducation Level: High SchoolSalary Range: $19.39 HourlyJob Shift: DayJob Summary/Overview The Roofing Technician works directly for the Assistant Superintendent of Roofing (RSA). This position is responsible for the proper preventative care and effective repair as directed by the RSA. The roofing technician is a highly visible position that may require daily interaction with residents and employees and requires the utmost awareness of how actions and communications are received and perceived. Essential Duties and Responsibilities The following statements describe the principal functions of this position and the scope of responsibility but should not be considered an all-inclusive listing of work requirements.  Individuals may be expected to perform other duties as assigned, including working in other areas to cover absences or balance the workload.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. •    Troubleshooting, maintenance, repair, of the property’s BUR, MOD-BIT, Architectural shingle, and TPO systems. •    Performs repairs and preventive maintenance to underlayment, metal panels, expansion joints, coping, counter flashing, termination bars, and lap joints. •    Maintains and repairs gravel stops. •    Repairs and welds .60 Thermoplastic-Olyfen membrane onto existing surfaces including vent stack/plumbing boots.  •    Maintains and repairs gutters, gutter lap joints, Obdyke bracketing, downspouts/attachment hardware, and flex-pipe •    Maintains and seals metal edge deck flanges. •    Troubleshoots, maintains, repairs, and replaces vent bases and vent lines, including the use of borescopes or other exploratory camera equipment as trained and directed. .  •    Works in tandem with the Construction, Utilities, Remediation, and other departments as directed •    Responsible for the safe operation, maintenance, and daily inventory of roofing department tools. Reports damage or tools in need of replacement to RSA in a timely fashion.  •    Responsible for the completion and submission of preventative maintenance or daily work accountability logs as assigned •    Competent and safe use of aerial lift including fall protection equipment, and heavy equipment as trained.  •    To ensure that monthly safety meetings are attended, all safety directives are followed, and PPE is consistently utilized as required/trained/directed  •    Complies with and contributes as warranted to Job Safety Assessments  •    Maintains effective professional relationships with all levels of employees, residents, vendors, and contractors •    Performs other duties as assigned by the RSA In addition to the responsibilities described above, the role may include such other responsibilities and duties as assigned from time to time, based upon Parkway Maintenance and Management LLC.  needs or requirements.  •    Performs other duties as necessary/assigned. •    Responsible for compliance of company policies and directives. •    Responsible for following all safety processes and procedures in the performance of all duties. •    Professional manner, communication, discretion, and appearance are expected. •    Reports any incident or accident to RSA. Must be able to read, write and understand English  Bi-lingual helpful. Self-reliance and self-managing skills Strong interpersonal skills; oral and written communication skills.  Ability to communicate via instructions, field reports, short correspondence, and memos. Conflict de-escalation and problem-solving skills. Experience with and knowledge of all shop-keeping techniques. Experience with and knowledge of all cleaning tools, blowers, etc. Ability to learn or knowledge of safety practices that must be employed. Working Conditions The working conditions described are typical of those an employee encounters while performing the essential functions of the job.  All Equipment is the property of Parkway Maintenance and Management Pinellas LLC May be required to work a flexible Schedule or respond outside of work hours in emergency situations Must wear protective clothing as needed Must be able to manage multiple priorities. Primary location will be a field environment. Other work sites may be required. Majority of work performed outside and exposure to environmental elements. Possible exposure to high temperatures (95 degrees and above), low temperatures (32 degrees and below) and a variety of weather conditions is common. May be exposed to wet or humid conditions. The typical noise level is medium to loud.       Physical Requirements While performing the duties of this job, physical demand requirements are such that physical exertion may be required. Must be able to lift  up to fifty pounds or exerting 5 to 35 pounds of force occasionally Required to reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl; will regularly be required to stand, walk, and will frequently be required to use hands to, handle, tighten, or feel.  Vision requirements are close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus. Hazardous Exposure Involves no exposure to blood, body fluids, or tissues, although situations can be imagined or hypothesized under which anyone, anywhere, might encounter potential exposure to body fluids. Organizational Relationships Reports to: RSA Certifications, Licenses, and Special Requirements A valid Florida Driver's License is required with acceptable driving history. Must pass a background check and drug screen.
