Job Description Summary

The Regional Property Manager is responsible for the business plan execution for an assigned portfolio of properties. They will have a proven track record in managing a diverse portfolio of properties, be a motivator, a good communicator, and a hands-on manager. Regional Property Managers have direct accountability over Property Managers and Area Managers and may mentor Regional Property Managers to ensure implementation and execution of all corporate policies and procedures and to meet and/or exceed client expectations. The Regional Property Manager must demonstrate strong client and team management skills. They must possess the ability and willingness to develop, train, and mentor lower-level managers.

ESSENTIAL JOB DUTIES

  • Act as theĀ main point ofĀ contact related to all property related items withĀ the owner'sĀ representative inĀ theĀ mannerĀ theĀ clientĀ prefers.Ā UnderstandĀ andĀ beĀ ableĀ toĀ communicateĀ termsĀ ofĀ theĀ Property Management Agreement.Ā 

  • ResponsibleĀ forĀ reviewĀ andĀ approvalĀ ofĀ allĀ propertyĀ purchasingĀ withĀ completeĀ adherenceĀ toĀ the expense budget.Ā 

  • PartnerĀ withĀ theĀ MarketingĀ teamĀ toĀ developĀ marketingĀ budgetsĀ andĀ plansĀ asĀ wellĀ as monitor ad effectiveness andĀ spend.Ā 

  • EngageĀ inĀ revenueĀ managementĀ pricingĀ includingĀ attendanceĀ atĀ allĀ pricingĀ callsĀ withĀ the Revenue Management team.Ā 

  • ReviewĀ residentĀ andĀ mysteryĀ shopĀ surveyĀ resultsĀ andĀ createĀ actionĀ plansĀ forĀ teamĀ members whoĀ don'tĀ meetĀ minimumĀ requirements.Ā 

  • OversightĀ ofĀ marketingĀ activitiesĀ suchĀ asĀ reviewingĀ marketĀ compsĀ andĀ economicĀ information, review weekly lead and follow up reports, reviewing screening results and metricsĀ 

  • AssistĀ withĀ RFPĀ responsesĀ andĀ participateĀ inĀ pitchesĀ 

  • KnowledgeĀ ofĀ propertyĀ specificĀ front-endĀ technologyĀ andĀ ensureĀ propertyĀ staffĀ utilizeĀ systemsĀ asĀ intended.Ā 

  • Oversight of property risk management, safety standards and team member and resident liability and workĀ withĀ PropertyĀ ManagersĀ andĀ MaintenanceĀ SupervisorsĀ toĀ ensureĀ timelyĀ preparationĀ ofĀ rentĀ readyĀ

COMPETENCIES

  • To perform this role successfully, an individual must be able to perform all essential functions satisfactorily.Ā 

  • Experience working with financials,Ā budgets,Ā general office, bookkeeping,Ā and sales skillsĀ 

  • ProficiencyĀ in Yardi property management software and related software applicationsĀ 

  • ProficiencyĀ in Microsoft Office Suite and other computer applicationsĀ 

  • CPM, CCI, RPA, CAM preferred, and real estate license preferred (requiredĀ in some markets)Ā 

  • Ability to draw data results from systems-driven reporting and communicate its financial terms to stakeholdersĀ 

  • Experience working with financials and budgetsĀ Ā 

  • General office,Ā bookkeepingĀ and sales skillĀ 

  • Other duties as assigned.Ā

WORK ENVIRONMENTĀ 

This jobĀ operatesĀ in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filingĀ cabinetsĀ and fax machines. Regularly required to travel outside between properties in varying weather conditions.Ā 

PHYSICAL DEMANDSĀ 

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may beĀ requiredĀ to travel outside between buildings in varying outdoor weather conditions.Ā The employee may also be regularlyĀ requiredĀ to remain in a stationary position (sit or stand) for 85% of the time;Ā regularlyĀ operateĀ office machinery.Ā The employee must be able to travel up to 60% of the time. Travel may vary in frequency and duration.Ā The employee mustĀ demonstrateĀ the ability to exert up to 20 pounds occasionally, and/or up to 20 poundsĀ frequently, and/or up to 20 pounds of force constantly to lift, carry, push, pull, or move objects.Ā

The company will not pay less than minimum wage for this role.


The compensation for the position is: $ 119,000.00 - $140,000.00
