Position Title: Director, Asset Management

Location: Ashburn, VA

 

Your role As Director, Asset Management, you will own the performance and strategic execution of our largest and most critical data center market, overseeing a multi-million square foot portfolio at the center of global digital infrastructure demand. Partnering across development, operations, finance, and sales, you will influence market strategy, guide investment priorities, and drive initiatives that enhance asset value and customer growth.

This role offers meaningful visibility across senior leadership and the opportunity to shape outcomes within a market that plays a central role in the company’s continued expansion.

 

 

What you’ll do 

  • Own portfolio performance, driving financial outcomes through strategic planning, budgeting, forecasting, and variance analysis.
  • Define and execute market-level asset strategies that optimize long-term value and support enterprise objectives.
  • Influence redevelopment, expansion, and capital improvement decisions by evaluating opportunities and advancing data-driven recommendations.
  • Partner with Sales, Operations, Finance, Legal, Sustainability, Engineering, and Design & Construction to align priorities and drive complex initiatives forward.
  • Represent the business throughout development and master planning efforts to ensure projects support financial targets and customer requirements.
  • Support underwriting activities and participate in lease negotiations, renewals, and customer expansion strategies.
  • Build trusted relationships with customers, positioning the portfolio for long-term partnerships and sustained growth.
  • Translate market intelligence — including legislation, supply-demand dynamics, and competitive activity — into actionable strategies.
  • Engage with municipalities, utilities, and regulatory stakeholders to support infrastructure planning and market expansion.
  • Establish clear priorities across initiatives, driving disciplined execution and strengthening overall portfolio performance.

 

 

What you’ll need 

  • Bachelor’s degree in Finance, Real Estate, Business, Engineering, or a related field.
  • 10 years of experience in real estate asset management, commercial real estate, infrastructure, or data center operations.
  • Demonstrated experience leading end-to-end lease negotiations, with the ability to manage deals from initial quote through contract execution and commencement.
  • Experience owning or materially contributing to the performance of complex real estate or technical asset portfolios.
  • Strong financial acumen, including forecasting, investment analysis, and evaluation of capital improvement opportunities.
  • Familiarity with development, construction coordination, or master planning from an ownership, asset management, or operational perspective preferred.
  • Demonstrated ability to influence decisions and drive alignment across cross-functional and matrixed environments.
  • Proven strength in building collaborative relationships with internal stakeholders, customers, brokers, and external partners.
  • Working knowledge of leasing and valuation platforms such as Argus, Yardi, or similar tools preferred.
  • Demonstrates strong attention to detail, prioritizes effectively in a fast-paced environment, and drives timely execution.
  • Advanced analytical capability with the ability to convert complex data into clear business recommendations.
  • Clear, confident communication skills with experience presenting insights and recommendations to senior stakeholders.
