Job Description


Position Summary

The Area Manager is responsible for overseeing the daily operations of multiple janitorial accounts within the greater Kansas City Area. This position supervises Site Supervisors and frontline employees, ensuring quality service, customer satisfaction, and compliance with company standards. The Area Manager serves as the primary point of contact for clients and works closely with the Regional Manager to achieve operational goals.


Key Responsibilities

  • Supervise and support Site Supervisors and janitorial staff across multiple client locations.
  • Ensure all cleaning services are performed according to contract specifications and company quality standards.
  • Conduct routine site inspections and quality assurance audits.
  • Build and maintain positive relationships with clients by addressing concerns and ensuring customer satisfaction.
  • Train, and develop Supervisors and janitorial employees.
  • Monitor employee attendance, scheduling, productivity, and performance.
  • Ensure adequate staffing levels to meet contract requirements.
  • Manage inventory of cleaning supplies and equipment while controlling operational costs.
  • Enforce company policies, safety procedures, and OSHA compliance.
  • Investigate and resolve employee and customer issues promptly and professionally.
  • Complete payroll approvals, timekeeping, performance evaluations, and required reports.
  • Assist with new account start-ups, employee training, and operational transitions.
  • Respond to emergencies and customer requests outside of normal business hours when necessary.
  • Communicate regularly with the Regional Manager regarding operational performance, staffing, and client needs.
  • Lead by example by providing hands-on operational support when needed, including performing janitorial duties to ensure service quality, adequate staffing, and customer satisfaction.
  • Assist with cleaning and other frontline duties during staffing shortages, emergencies, special projects, or as business needs require.
  • Maintain a positive, team-oriented attitude and demonstrate a willingness to perform all essential job functions alongside staff when necessary.

Qualifications

  • Minimum of 3 years of supervisory or management experience in the janitorial, facilities management, or commercial cleaning industry.
  • Experience managing multiple accounts and leading field employees.
  • Strong leadership, organizational, and customer service skills.
  • Excellent communication and problem-solving abilities.
  • Ability to prioritize tasks and manage multiple locations effectively.
  • Proficiency in Microsoft Office and mobile communication technology.
  • Valid driver's license with a clean driving record.
  • Ability to pass background screening as required.

Physical Requirements

  • Ability to walk, stand, climb stairs, and inspect facilities for extended periods.
  • Ability to lift up to 30 pounds occasionally.
  • Must be able to perform site inspections in various commercial environments.

Travel Requirements

  • Frequent local travel between assigned customer locations is required (approximately 50–75%).
  • Occasional evening, weekend, or after-hours work may be required to support operations and customer needs.
