We are seeking an experienced Pre-Construction Manager to lead all aspects of preconstruction for commercial building projects across the Kansas City metro area. This role is responsible for overseeing estimating, budgeting, design coordination, procurement planning, and project planning from early pursuit through project handoff. The ideal candidate is a strategic leader with strong estimating expertise who can collaborate with clients, design teams, subcontractors, and internal operations to ensure projects are set up for success.

Responsibilities
  • Manage the complete preconstruction process from project pursuit through turnover to the operations team.
  • Develop conceptual estimates, detailed cost estimates, budgets, and pricing throughout each phase of design.
  • Review architectural, structural, civil, and MEP drawings, specifications, and contract documents for scope completeness and potential risks.
  • Lead value engineering and constructability reviews to improve project efficiency and cost effectiveness.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, and vendors during design development.
  • Prepare bid packages, solicit subcontractor pricing, evaluate proposals, and level bids.
  • Identify scope gaps, budget risks, scheduling concerns, and procurement challenges early in the project lifecycle.
  • Support project scheduling, phasing, logistics planning, and procurement strategies.
  • Collaborate closely with project managers and field leadership to ensure a seamless transition into construction.
  • Maintain strong relationships with clients, trade partners, and design professionals to support repeat business opportunities.
  • Improve estimating standards, preconstruction workflows, and departmental best practices.
  • 5+ years of preconstruction or commercial estimating experience required.
  • 10+ years of commercial construction industry experience preferred.
  • Strong background in commercial estimating, budgeting, conceptual pricing, and cost management.
  • Experience delivering projects using design-build, CMAR, negotiated, hard bid, and select bid delivery methods.
  • Ability to interpret construction drawings, specifications, contracts, and technical documentation.
  • Experience preparing bid packages and managing subcontractor and supplier pricing.
  • Knowledge of constructability analysis, value engineering, procurement planning, and project logistics.
  • Excellent communication, leadership, organizational, and relationship-building skills.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Must be located in or able to reliably commute to Lenexa, KS or the greater Kansas City metro area.
