Inspector Technician

RPM Richmond Metro | Richmond, VA and Surrounding Areas | Full-Time, Hourly

RPM Richmond Metro is seeking a motivated, dependable, and detail-oriented Inspector Technician to join our team. This position is responsible for conducting property inspections, identifying maintenance concerns, documenting required repairs, and communicating professionally with residents, property owners, vendors, and staff.

The Inspector Technician will inspect primarily single-family homes, with occasional multifamily properties, throughout Richmond and the surrounding areas. The ideal candidate has a general knowledge of residential maintenance and property systems and can recognize issues, recommend appropriate solutions, and accurately document findings.

Key Responsibilities

  • Conduct thorough annual property maintenance inspections

    • Identify maintenance, safety, and property-condition concerns

    • Provide clear and detailed repair recommendations

  • Perform move-out inspections and document turn work required to prepare properties for the next resident

  • Conduct and document quarterly inspections in accordance with company standards

  • Complete and submit inspection reports using RentCheck software

  • Identify urgent maintenance concerns and input emergency work orders when necessary

  • Input maintenance work orders based on inspection findings

  • Certify smoke detectors and replace units as needed

  • Communicate professionally and respectfully with residents regarding inspections, maintenance concerns, and property conditions

  • Communicate with property owners, vendors, and staff when necessary

  • Complete assigned inspections and tasks accurately and within established timelines

  • Maintain established customer service standards for both property owners and residents

  • Promptly respond to, pursue, and resolve inspection-related issues

  • Maintain and responsibly operate company vehicles, inspection equipment, and tools

  • Perform other duties as assigned

Qualifications & Key Attributes

  • Prior home inspection, maintenance, or property management experience preferred

  • General knowledge of residential systems, including plumbing, electrical, HVAC, and other common household systems

  • Ability to identify maintenance issues and recommend appropriate solutions

  • Strong attention to detail and ability to accurately document property conditions

  • Comfortable using mobile inspection software; RentCheck experience is a plus

  • Professional written and verbal communication skills

  • Ability to communicate effectively with residents, property owners, vendors, and staff

  • Ability to work independently and manage time effectively

  • Willingness to learn and develop additional skills

  • Ability to provide exceptional quality work and service

  • Valid driver's license and clean driving record

Requirements

  • Ability to prepare, write, and communicate effectively with clients, residents, vendors, and staff

  • Intermediate proficiency with Microsoft Office

  • Working knowledge of the Internet and email

  • Reliable transportation required

  • Must be able to travel throughout Richmond and the surrounding areas

  • Company vehicle may be provided after successful completion of the initial trial period

  • Ability to responsibly maintain company vehicles, equipment, and tools
