Overview
P&H Investment is seeking a skilled and reliable Maintenance Technician to join our property management team. The primary responsibilities of this role focus on groundskeeping, janitorial, pool cleaning, and maintenance to ensure our properties remain safe, attractive, and fully functional for residents and visitors. The ideal candidate is detail-oriented, reliable, and skilled in maintaining outdoor spaces and pool systems.聽 This position will also assist and learn to perform general maintenance and repair tasks throughout the properties, ensuring they remain safe, functional and visually appealing.

Groundskeeping:
Mow, trim, and edge lawns to maintain a neat and professional appearance
Plant, prune, and care for trees, shrubs, and flowers.
Remove debris, leaves, and litter from common areas, walkways, and parking lots.
Power wash concrete walls, walkways, patios, decks, docks, siding, etc.
De-webbing operations, ensuring the efficient removal of cobwebs.
Empty trash receptacles daily and/or as needed.

Pool Cleaning and Maintenance:
Regularly clean pools, including skimming debris, vacuuming, and scrubbing surfaces.
Test and balance pool water chemistry (pH, chlorine, etc.) to ensure safe and sanitary conditions.
Monitor and maintain proper water levels and circulation systems.
Empty trash receptacles daily and/or as needed.
Arrange, clean and maintain pool furniture daily.聽
Clean and maintain pool restrooms daily and/or as needed.
Put away and bring out furniture with appropriate seasonal needs.聽

General Maintenance:
Perform routine inspections of grounds and outdoor facilities to identify maintenance needs.
Assist with minor repairs to fences, walkways, or outdoor structures.
Report major repair needs or safety hazards to property care specialist and/or property manager.
Maintain tools and equipment, ensuring they are clean, safe, and in good working order.
Diagnose and troubleshoot maintenance issues, including leaks,聽 appliance malfunctions, etc.
Conduct preventive maintenance inspections to identify and address potential issues before they escalate.
Respond promptly to maintenance requests and emergency calls from tenants or property managers.聽

Safety and Compliance:
Follow all safety protocols and wear appropriate personal protective equipment (PPE).
Ensure grounds and pool areas meet all local regulations and property standards.
Respond promptly to emergency maintenance requests related to grounds or pool areas.
Qualifications
High school diploma or equivalent.
Previous experience in groundskeeping, landscaping, or pool maintenance preferred.
Knowledge of pool cleaning techniques, water chemistry and pool equipment maintenance preferred.
Familiarity with landscaping tools, such as mowers, trimmers, and blowers.
Ability to perform physical tasks, including lifting up to 50 pounds, bending, and standing for extended periods.
Strong attention to detail and commitment to maintaining high standards of cleanliness and presentation.
Valid driver鈥檚 license and reliable transportation.
Certified Pool Operator (e.g., CPO) is a plus but not required.
Ability to work independently and as part of a team. 路聽 聽 聽 聽聽

Regular, in-person attendance due to necessary teamwork and personal interactive nature of this position.
Performs other related duties as required and assigned.
