About the OpportunityÂ
WinnCompanies is seeking a Maintenance Supervisor II to join our team at Ziegler Place, a 143-unit senior affordable housing community located in Livonia, MI.Â
In this role, you will lead the maintenance operations of a multifamily residential community, supervising maintenance staff while ensuring the property remains safe, well-maintained, and compliant with company standards. This position combines hands-on maintenance expertise with team leadership, preventive maintenance planning, and vendor management.
The pay range for this role is $25.00-$26.00 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM with on-call duty required being on-call for 1 week and off 1 week.
Responsibilities:Â
- Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.
- Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.
- Oversee service requests, work orders, staff schedules, and vendor activities to ensure timely completion of maintenance projects.
- Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.
- Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.
- Review property inspection findings, obtain contractor bids, and assist with capital improvement and maintenance projects.
- Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed.Â
Requirements:Â
- High school diploma or GED equivalent required.
- 3–5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
- 2–3 years of supervisory, leadership, or team management experience.
- Proficiency with Microsoft Office and other computer-based systems for work order management, reporting, and documentation.
- Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.
- Availability to participate in an on-call rotation and respond to emergency maintenance needs.Â
Preferred Qualifications:Â
- Vocational, trade school, or technical training.
- CAMT (Certified Apartment Maintenance Technician) certification preferred or required, as applicable.
- HVAC, asbestos, lead-based paint, EPA, or other industry-related certifications.
- Experience supervising maintenance operations in multifamily housing, affordable housing, or residential communities.
