Job DetailsJob Location: Longmont , CO 80503Position Type: Full TimeSalary Range: $24.00 - $30.00 HourlyJob Summary Responsible for common area and suites repairs in the scope of plumbing, HVAC, electrical carpentry, and appliances. Further oversight of the building’s curb appeal through building exterior inspections, cleaning, and grounds maintenance. Customer service and attention to detail are critical skills to ensure the satisfaction of the community’s residents.  Responsible for transporting residents safely in and around the Longmont area on a rotating basis. This involves driving residents to appointments and on scheduled outings five days a week. Responsible for identifying and correcting all problems involving the company’s transportation vehicles. Attend in-service training, educational classes, and meetings as required. Read and comprehend instructions, correspondence and memos. Communicate and function in an interdisciplinary team. Maintain a thorough working knowledge of Community policies and procedures. Solve basic mathematical procedures. Maintain the highest degree of personal and professional integrity. Know and honor Resident Rights. Communicate with residents in a respectful manner. Respond to resident family/visitor requests in a timely and appropriate manner. Make independent decisions when circumstances warrant such action. Provide effective and courteous service to all residents, guests, and co-workers. Resident Care Monitor the safety and well-being of residents. Provide assistance with any maintenance related issues. Attend to the maintenance needs of residents in a timely manner. Respond to emergency calls in a timely manner. Monitor the safety and well-being of residents. Demonstrate knowledge of infection control and universal precautions. Other Duties/Responsibilities Assist with organizing and prioritizing service requests and general maintenance tasks for the residents. Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner. Ensure vacant suites are rent-ready per agreed upon schedule with the Director of your Community. Assist in the preparation of preventative maintenance schedules, daily rounds, as well as maintaining an inventory of supplies and tools sufficient for providing the appropriate level of service. Collect and remove trash and debris from building areas. Remove snow from the sidewalks and parking lot as needed. Inspect building’s grounds and buildings daily to identify maintenance needs. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow through to ensure issue is resolved. Maintain an injury free safety culture by following all policies and procedures and reporting any unsafe behavior or conditions including nonfunctioning equipment. Ensure enough supplies are stocked and complete necessary inventories. Perform special maintenance projects-other duties assigned. Provide transportation to current residents’ doctor appointments, errands, events, etc. Assists residents with transfer activities during the transport in accordance with care plans and established policies and procedures.  Assists residents with onboarding and offboarding from vehicle including use of mechanical lifts, turning, moving, positioning, and transporting into and out of the vehicle and into suitable wheelchair when applicable. Safeguards resident medical paperwork as needed during medical transport.  Provides paperwork to receiving provider. On-call every other week for maintenance, (Monday at 6am to the following Monday). Accepts directions from the Director of Nursing, Social Services Director, or designated transportation schedule coordinator. Delivers paperwork after transport related to state Medicaid voucher transport reimbursement where applicable. Maintains all required paperwork such as documenting resident presence on the transport roster during onboarding and offboarding, mileage logs, etc. Delivers resident timely for appointments and events. Research and plans for traffic delays, weather delays, etc. Ensures facility vehicles are properly maintained, fueled, clean and serviced suitable for resident use. Completes documentation daily as assigned. Keeps Maintenance Director informed of factors that interfere with being able to perform the work as assigned (i.e. resident issues, vehicle issues, project issues). Reports any untoward event immediately to supervisor. Uses proper lifting and body mechanics while delivering care to residents. Understand proper use of vehicle restraint systems. Must be aware of the physical condition of vehicles and report any defects or concerns to the Maintenance Director. Understand the proper use of the bus and its lift equipment. Anticipate, identify, and correct any and all conflicts on the daily schedule. Provide exceptional customer service. Physical Demands/Working Conditions Able to sit, stand, bend, lift, push, pull, stoop, walk, and move frequently during working hours. Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in confined spaces or at heights in excess of 8-9 feet. Able to assist in the evacuation of residents. Qualifications Qualifications and Educational Requirements High School Diploma or equivalent. One (1) to five (5) years of experience performing repairs within a multi-family property, or other building maintenance. Demonstrated ability to use independent judgement to make quality repairs which meet the company’s expectations and goals for the community. Basic computer skills, ability to use Microsoft Office and ability to operate standard office equipment. Ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, snow removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment. Understands SDS Sheets. Position requires driving responsibilities. Must possess a valid driver’s license and acceptable driving record.
