POSITION PURPOSE

The Home Loan Development Officer is responsible for generating and originating mortgage loan business through self-developed leads, referral sources, professional relationships, and business development activities. This position actively builds and maintains relationships with real estate professionals, builders and developers, title and escrow professionals, and other community and industry partners to expand Red Canoe Credit Union’s presence and increase mortgage production. The Home Loan Development Officer interviews prospective borrowers, identifies their financial goals, and recommends appropriate mortgage products based on each member’s individual needs. The position evaluates member financial information, including income, assets, credit history, tax returns, and property characteristics, to assess loan eligibility and determine appropriate financing solutions. This position is responsible for ensuring mortgage applications and supporting documentation are complete, accurate, and compliant with applicable state and federal regulations, investor requirements, and credit union policies and procedures. The Home Loan Development Officer works collaboratively with processing, underwriting, closing, and other Home Loan team members to provide an exceptional member experience and ensure loans progress efficiently through closing. Success in this role requires a strong focus on self-generated business development, relationship building, member service, and consistent loan production. The Home Loan Development Officer is expected to actively manage their sales pipeline, maintain referral relationships, meet established production expectations, and consistently meet loan closing and service deadlines in a fast-paced, production-oriented environment.


ESSENTIAL JOB FUNCTIONS

  • Responsible for interviewing mortgage loan applicants and requesting specific information required for complete analysis of the loan. Be knowledgeable of all Red Canoe Home Loan products, rates, and programs and provide accurate information to loan applicants. Negotiate terms and conditions of the loan and enter the application in Red Canoe’s online platform.
  • Prepare loan packages by making a recommendation for approval or denial, compile income and debt figures, credit reports, establish debt ratio, and verify employment. Fully comply with all Fannie Mae DU findings and credit union guidelines to ensure the file satisfies all preliminary conditions set by underwriting.
  • Act as the primary contact for members, realtors, title and escrow officers, and other Red Canoe employees to facilitate a timely and efficient loan funding. Consistently manage a personal loan pipeline to ensure member quality service standards are met.
  • Delivery loan originations that exceed Red Canoe’s minimum standards, and work in accordance with departmental sales and service policies and goals.
  • Stay abreast of local real estate market trends and developments as well as changing rules and regulations related to conforming and government-insured loans.


CRITICAL JOB DUTIES 

  • Following successful completion of the 90-day introductory period, the Loan Officer is expected to consistently originate a minimum of $500,000 in funded mortgage loan volume per month, with an annual production goal of at least $6 million in funded mortgage loan volume. Production expectations may be modified at Red Canoe's discretion based on business needs, market conditions, and other relevant factors.
  • Demonstrate knowledge of real estate and finance through appropriate experience or certified course work.
  • Follow and be knowledgeable of home loan department and services, loan officer guidelines, and credit union policies and procedure approved by the Board of Directors.
  • Possess a thorough knowledge of loan program requirements and investor requirements.
  • Update the LOS (Encompass) as completely and accurately as possible prior to submitting a loan for underwriting.
  • Knowledgeable of and consistently observant of loan officer guidelines, policies and procedures.


BASIC REQUIREMENTS


  • Possess a professional demeanor and have excellent written and verbal communication skills.
  • Demonstrated ability to independently generate mortgage loan opportunities through referral relationships, community involvement, professional networking, business development, and other self-sourced activities.
  • Ability to develop and maintain productive relationships with members, real estate professionals, builders, financial professionals, and other community and referral partners.
  • Experience analyzing borrower income and financial documentation, including personal and business tax returns, to evaluate loan eligibility and appropriate financing options.
  • Strong sales, negotiation, analytical, and mathematical skills with the ability to effectively identify member needs and recommend appropriate mortgage solutions.
  • Demonstrated self-motivation and ability to work independently in a fast-paced, production-oriented environment while managing multiple priorities and meeting required deadlines.
  • Ability to make sound lending decisions consistent with Credit Union policies, underwriting guidelines, regulatory requirements, and established risk standards.
  • Possess a high level of interpersonal, relationship-building, and consultative sales skills.
  • Maintain a professional demeanor with excellent written and verbal communication skills.
  • Must be bondable.
  • Must be registered with the Nationwide Multistate Licensing System & Registry (NMLS) as a condition of obtaining and/or maintaining the Mortgage Loan Originator (MLO) position.


MINIMUM QUALIFICATIONS

  • Minimum of 3 years mortgage lending or mortgage sales are required.
  • High school diploma or equivalent.
  • Demonstrated computer/PC & keyboarding skills; plus, calculator and other office machines proficiency.
  • Ability to read English by sight; and, both speak and write English.
  • Ability to hear by telephone and in person


JOB RELATIONSHIPS

  • This position reports directly to the Home Loan Business Development Manager and may have daily contact with employees, management team, members, Board of Directors, and outside organizations.


ESSENTIAL MENTAL, PHYSICAL & ENVIRONMENTAL DEMANDS

  • General - The physical demands described here are representative of those that must be to successfully perform the essential functions of this position. The employee frequently is required to use hands or finger, handle, or feel objects, tools or controls. The employee is occasionally required to stand, walk, sit, reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl.
  • Physical - Office mobility required. Approximately 20% standing, 70% sitting, 10% walking, as need demands. Possess sufficient manual dexterity, to skillfully operate standard office equipment including a computer or typewriter keyboard, 10-key calculator, facsimile machine, photocopier and telephone. Other demands include talking, handling & reaching, seeing (corrected vision) and hearing in normal range. Specific vision abilities required by this position include close vision, distance vision, color vision, peripheral vision, and the ability to adjust focus. A telephone device to enhance hearing will be provided if needed. Occasional light lifting. The employee must occasionally lift and/or move up to 30 pounds. Periodic inter-branch or interdepartmental access may be required, including for distribution and access to various materials, equipment, meetings, etc. Storage and retrieval of materials, maximum reach required is 84 inches.
  • Mental - Mental effort required involving considerable organization, planning and analytical efforts with superior communication. General demands include alertness, memory, observation, empathy, ingenuity, learning ability, problem solving, patience, initiative, memory, objectivity, creativity, speaking ability, reading, and writing ability, judgment, persuasiveness, concentration, flexibility, precision, and auditory discrimination.
  • Environmental - Minimal discomfort from heat, dust, air conditioning. The noise level is usually moderate, including external road noise. Transport within remote branch and/or main office/facility may be single or multilevel (as required) including a variety of stairways, elevators, etc. Exposure to computer and other electronic equipment. The lunch/break area is exposed to microwave and is in the basement at main office. The facility is 100% free of tobacco smoke.
  • Equipment - Essential equipment used includes, but may not be limited to telephone, personal computer, other on-line computer terminal(s), calculator, and office security systems. Non-essential equipment generally includes a paper shredder, typewriter, photocopy machine, facsimile (fax) machine, etc.
