Position SummaryÂ
The Maintenance Supervisor oversees daily maintenance operations at one or more apartment communities, ensuring timely completion of repairs, preventative maintenance, and safety compliance. This role supervises maintenance staff, coordinates with community management, and ensures the property’s upkeep supports resident satisfaction.Â
Essential Duties and ResponsibilitiesÂ
Supervise, schedule, and support maintenance staff and portersÂ
Coordinate maintenance requests, work orders, and preventive maintenance programsÂ
Conduct routine property inspections to identify maintenance and safety issuesÂ
Train, coach, and evaluate maintenance technicians and portersÂ
Collaborate with community managers and leasing teams to prioritize maintenance tasksÂ
Manage vendor relationships and oversee contracted servicesÂ
Maintain maintenance records, logs, and inventory controlsÂ
Elect to participate in the voluntary Opt-In Emergency Call Assistance ProgramÂ
Ensure compliance with safety regulations, building codes, and company policiesÂ
Respond promptly to emergency maintenance requestsÂ
Assist in budgeting and cost management for maintenance operationsÂ

Non-Essential DutiesÂ
Assist with resident communications regarding maintenance concernsÂ

Required QualificationsÂ
High school diploma or equivalent requiredÂ
2+ years of maintenance experience in residential property management or related fieldÂ
Supervisory or leadership experience preferredÂ
Knowledge of HVAC, plumbing, electrical, and general maintenance systemsÂ
Strong troubleshooting and problem-solving skillsÂ
Ability to prioritize tasks and manage time effectivelyÂ
Proficient with maintenance management software and Microsoft OfficeÂ
Valid driver’s license and reliable transportationÂ
Ability to work flexible hours including weekendsÂ
Ability to communicate effectively with team membersÂ

Preferred QualificationsÂ
Certification or training in HVAC, electrical, plumbing, or related tradesÂ
OSHA safety certificationÂ

Work Environment and Physical RequirementsÂ
Works indoors and outdoors, sometimes in varying weather conditionsÂ
Frequently climbs ladders, works in confined spaces, and handles tools and equipmentÂ
