Job DetailsJob Location: Wesley - Lynchburg, VA 24502PURPOSE: To assist the Maintenance Superintendent in all areas required for the overall maintenance of the physical property. Maintenance Technician is essential personnel during inclement weather. The employee frequently is required to walk, climb or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, crouch, or crawl; and taste or smell. The employee must frequently lift and/or move up to 50 pounds and, or on rare occasions, move more than 100 pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to focus. WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is regularly exposed to outside weather conditions, pest and rodents. The employee is occasionally exposed to moving mechanical parts; high, precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. DUTIES AND RESPONSIBILITIES: Perform all duties assigned. Repair minor items in areas of plumbing, electrical and carpentry. Paint interior and exterior, and drywall repair, if necessary. Perform custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. in common areas. Assist in grounds work when necessary. Repair concrete, masonry, roof, fencing, when required. Perform limited extermination services, when required. Participate in a standby emergency schedule for evening, weekend, and holiday coverage. Responds to all emergencies pull cord calls. Places calls to appropriate agency (rescue, police, etc.) in the event of an emergency Notifies management, in writing, of any emergencies that occurred while on duty. Responds to lock outs. Assists with after hour's elevator schedules (i.e. scheduled move-ins, scheduled move-outs, authorized deliveries, etc.) Maintain all sidewalks and steps to be free of snow and ice. To maintain safe ingress and egress for all residents. Assist in maintaining a safe work environment Knowledge and use of Safety Equipment Able to work in all temperatures and weather conditions. Able to lift 50 lbs. alone, 100 lbs. with assistance Must be able to work on-call nights, weekend and holidays. This job description is not intended to be all-inclusive.
