Summary:

The Maintenance Director is responsible for maintaining the facility, property grounds, and curb appeal, while providing excellent resident relations.


Essential Duties & Responsibilities:

•    Leads the maintenance and housekeeping team.

•    Understands and manages all aspects of the building's physical, mechanical, plumbing and HVAC systems by overseeing and performing a full range of building maintenance tasks.

•    Responsible for overseeing interior and exterior building maintenance.

•    Effectively communicates with contractors, vendors, and servicers ongoing.

•    Manages, updates, and organizes the work order system for timely response to resident maintenance concerns.

•    Ensures model and vacant units are in appropriate conditions for prospect viewing.

•    Must be available for emergency and on-call rotation; responds to emergencies after hours as needed. 

•    Inspects work performed to ensure quality and safety standards are met.

•    Assists Property Manager with training and supervision of all maintenance staff.

•    Preserves the safety and health of our residents by assuring compliance with state regulations and company policies in all areas of responsibility.

•    Dedicated to meeting company standards and goals, open to feedback and review.

•    An exceptional ability to form relationships with staff, residents, and their families to grow resident satisfaction and occupancy and cater to resident needs.

•    Works closely with all departments.

•    Possesses an inherent desire to help others and make a difference in the lives of the people they encounter every day.

•    Other duties and responsibilities as assigned or needed for business continuity.


Education/Experience:

3-5 years’ experience in a maintenance role, 2 years as a manager or supervisory role. High school diploma or general education degree (GED) required.


Computer Skills:

Microsoft Office Suite, Email. RESMAN, YARDI experience strongly preferred. Must be able to quickly adapt to new online, web-based programs used in the day-to-day management. 


Supervisory Responsibilities:

This position has supervisory responsibilities of one to two team members, plus vendors onsite.
