Our team delivers acquisition, title research, document preparation, project management, construction support, and geospatial technology services for some of the nation's largest utility companies. We are seeking experienced, self-motivated Senior Right of Way Agents to join our growing team. This position is ideal for professionals who thrive in the field, enjoy building relationships with landowners, and take pride in delivering high-quality work while mentoring others. Position Summary The Senior Right of Way Agent is responsible for independently managing all aspects of right of way acquisition on assigned projects. Working closely with project leadership, utility representatives, and landowners, this position negotiates easements and other property rights while ensuring project milestones are achieved on schedule. In addition to acquisition responsibilities, Senior Agents serve as experienced resources for less experienced team members by providing guidance, sharing best practices, and helping resolve complex acquisition challenges. Primary Responsibilities Acquire easements and other property rights for electric transmission and distribution projects. Meet with landowners to explain projects, negotiate agreements, and maintain positive working relationships. Research property ownership and review title information. Coordinate with project managers, supervisors, and client representatives to prioritize acquisition efforts. Prepare and maintain accurate Contact Reports and project documentation. Review legal descriptions, exhibits, and supporting documentation for accuracy. Identify and resolve acquisition obstacles while maintaining project schedules. Utilize company databases and mapping systems to track project progress. Assist with damage claims, construction support, and post-acquisition activities as needed. Mentor and support newer Right of Way Agents by sharing industry knowledge and company best practices. Represent AFS professionally when interacting with landowners, public officials, attorneys, and other stakeholders. QualificationsQualifications Minimum 5 years of Right of Way acquisition experience. Demonstrated experience independently negotiating easements and property rights. Strong understanding of: easement acquisition; title research; utility right of way practices; landowner negotiations; and electric transmission and distribution projects. Excellent interpersonal and conflict-resolution skills. Strong organizational skills with the ability to manage multiple parcels and deadlines. Excellent written and verbal communication skills. Proficiency with Microsoft Office and project management/database software. Valid driver's license with an acceptable driving record. Willingness to travel within assigned project areas. Preferred Qualifications SR/WA designation or progress toward IRWA certification. Experience with transmission and distribution utility projects. Comfort working within web-based project management and database systems. Experience reviewing title commitments, deeds, plats, and legal descriptions. Previous experience mentoring or leading junior agents.
