JOB PURPOSE:


As a Market Intelligence Analyst, you will help inform key decisions across land acquisition, product strategy, and division operations. In this corporate role, you will gather and evaluate housing market data, internal metrics, and competitive field research to deliver clear, practical insights. Your analysis will help evaluate prospective land deals, optimize product mix, and guide pricing and positioning for active and upcoming communities. Partnering directly with Division Leadership, Corporate Executives, and Land Acquisition teams across multiple markets, you will assess submarket dynamics, map target buyer profiles, and assist with sound underwriting decisions.

ESSENTIAL FUNCTIONS:

Duties and Responsibilities

  • Land Acquisition & Feasibility Support: Conduct thorough Competitive Market Assessments (CMAs) and feasibility evaluations for potential land transactions across multiple divisions, providing price-and-pace assessments, demographic targets, product recommendations, and risk assessments to support underwriting packages.

  • Multi-Market Data Gathering & Analytics: Aggregate, clean, and analyze submarket and demographic data using tools such as Zonda, MLS, and GIS across varied geographies.

  • Fieldwork & Competitive Shops: Perform regular regional fieldwork and competitive audits to inspect rival communities, tracking base pricing, floor plan designs, option packaging, incentive structures, and monthly sales absorptions.

  • Buyer Profile & Product Alignment: Evaluate submarket buyer demographics, household income trends, and consumer preferences to inform target buyer profiles, product packaging, and community design recommendations.

  • Cross-Functional Stakeholder Collaboration: Present clear, data-backed insights and deal summaries in both written and verbal formats to Division Presidents, Land Acquisition Managers, and Investment Committees.

  • Market Monitoring & Trend Analysis: Track macroeconomic indicators, mortgage rate shifts, and regional growth corridors to support annual division strategic planning and long-term land positioning.

  • Perform other strategic research and analytical duties as assigned.


Education and Work Experience

  • Education: Minimum Bachelor’s degree in Real Estate, Finance, Economics, Business Analytics, Urban Planning, or a related quantitative field.

  • Experience: 1 to 2 years of experience in market research, real estate analytics, land feasibility, or competitive market evaluations (residential homebuilding or real estate consulting experience strongly preferred).

  • Multi-Market Adaptability: Demonstrated comfort evaluating diverse geographic territories, submarkets, and macro-level housing dynamics.

  • Technical Proficiency: Highly proficient in MS Excel (advanced modeling, pivot tables, data synthesis) and experience with business intelligence/mapping software (Tableau, Power BI, ArcGIS) and housing platforms (Zonda, MLS).

  • Stakeholder Management: Outstanding verbal and written communication skills with the ability to collaborate effectively with cross-functional teams, division leadership, and corporate partners.

  • Travel: Ability and willingness to travel regionally for market reconnaissance, land audits, and competitor site visits.


Essential Functions


  • Access, input, aggregate, and analyze data on a computer or electronic device for extended periods.

  • Conduct virtual and face-to-face meetings and presentations with cross-functional stakeholders, division managers, and executive leadership.

  • Travel locally and regionally to execute field evaluations, perform competitor site audits, and participate in land tours.

  • Possess a valid driver’s license and the ability to operate a motor vehicle for regional fieldwork.

  • Comply with all company policies and procedures.
