The Maintenance Technician will perform both preventative maintenance & corrective maintenance to mechanical, electrical, and plumbing equipment/systems in assigned facilities. Assists Mechanics in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc. Daily tasks include cleaning HVAC coils, changing filters and belts, maintaining and repairing locks, locking mechanisms, closers, doors, and furniture, maintaining and completing documentation for fire extinguishers and other building systems, maintaining and repairing plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps. Also prepares, primes and paints building interior and exterior surfaces and performs general handyman tasks to maintain buildings. Completes special tasks such as painting, locksmith work, tenant services requests, and general maintenance as assigned. Prioritizes all PM’s, corrective and emergent work orders for the site (annual, monthly, weekly, and daily). Safety responsibilities include completing all required safety trainings and hazard assessments, complying with all safety procedures, maintaining good housekeeping and safety of work areas, recognizing danger and safety hazards and proposing methods to eliminate them, and maintaining compliance to State, County, or City Ordinances, Codes, or Laws. Administrative duties include submitting P-card receipts daily, updating work order status in real time using CMMS system, escalating problems or issues to Customer and Manager in a timely manner, and attending work and safety meetings as required. Physical work requirements include lifting up to 80 lbs., frequently climbing, bending, lifting, kneeling, stooping, working/extending overhead, working in adverse conditions (extreme cold or hot), working from heights climbing ladders up to 30 ft. with weight limits, and being available for call-in work and other duties as required. Required experience and skills include experience with hand and power tools, proficiency in basic computer applications such as MS Office, Outlook, CMMS (Maximo), minimum 1 year of related experience and/or training in carpentry, electrical, and plumbing, and a High School Diploma or equivalent. Preferred qualifications include EPA Universal License, BAS experience, and preventative maintenance on HVAC equipment.
