Job Description Summary:

Position Responsibilities

  • Administers and oversees the work of assigned Engineering staff, architects, engineers, contractors to ensure service requirements are being met.
  • Working with manager, conducts technical analyses/studies, develops maintenance and project management plans, and manages maintenance and projects to meet the specific requirements set forth by the organization.
  • Working with manager, reviews construction plans and specifications.
  • Working with Manager, enforces maintenance contract provisions and resolves budgetary, technical, and scheduling issues for assigned maintenance and assigned projects. Minimizes unnecessary changes or modifications that would result in additional costs and takes advantage of cost saving measures.
  • Makes periodic on-site inspections to ensure electronic maintenance is proceeding properly and that work sites are safe and secure. Initiates corrective action to rectify deficiencies.
  • Working with Manager prepares contract requisitions, check requests, PMM, requests for proposal, or other documents for equipment, materials, and/or work necessary for maintenance completion. Computes job costs and order parts, equipment, supplies, and materials.
  • Invests in expansion of knowledge and skills of current trends and developments in leadership and the assigned and hospital maintenance field and applies pertinent new knowledge to performance of other responsibilities.
  • Working with Manager, oversees capital outlay and major repair and maintenance projects.
  • Supervises and coordinates assigned in-house maintenance staff. Verifies repairs and service are complete and satisfactory.
  • Assists as necessary with monitoring of assigned utility systems to ensure full and efficient operations.
  • Ensures HVAC team's assigned current daily logs, computerized preventive and corrective maintenance repair files are in order to comply with local, state and federal regulatory requirements.
  • Reads and follows blueprints, schematics, charts, computerized maintenance work orders, schedules, and written instructions.
  • Knowledgeable of all safety tools, rules, and regulations involved with healthcare maintenance; OSHA, NFPA, CMS, AHCA, EPA, DOT, ANSI, NEC, etc.
  • Acts as a resource to employees, which includes training, orientation, and assessing work accuracy. Provides guidance on complex issues that may require more complicated troubleshooting.
  • Acts as resource for the department and provides leadership on more complex maintenance issues that may require more complex troubleshooting between Engineering department service sections. Advises and updates department leadership, and peers on maintenance situations and conditions.
  • Work with Manager to administer and oversee the work of assigned Engineering staff, architects, engineers, contractors to ensure contract requirements are being met.
  • Reports unsafe conditions and utility and building system failures to department leadership in all cases in a timely manner. Knowledgeable of support resources.
  • Supports assigned service section routine to specialized preventive maintenance and performs routine to specialized equipment safety checks. Supports Engineering department Project and preventive maintenance service sections.

    • Knowledge of trade to that which would be acquired by completing a regionally accredited trade or diploma program. Post high school education in business, administration, or equivalent.
  • Experience

    • Knowledge, skills, and abilities required to perform this job are typically acquired through a minimum of Five years progressively responsible experience in healthcare facilities HVAC maintenance. Advanced Knowledge and demonstrated proficiency in mechanical equipment, plumbing, building controls, electricity, heat exchangers, and air conditioning equipment, Florida Building Code, CMS and Joint Commission standards, and NFPA Life Safety codes. Demonstrated leadership skills such as delegation, staff management, staff development, project management, managing multiple priorities, and critical decision making. Computer skills. Excellent interpersonal, communication, customer service, and time management skills. Demonstrated ability to work independently and to problem solve. Experience in the Supervision / leading of related roles.
