Job Purpose

The REO Asset Manager will be responsible for the management of REO assets within Arbor’s Agency loan portfolio.

 

Essential Job Functions (Duties/Responsibilities)

The Asset Manage will have the following duties and responsibilities, including but not limited to:

 

REO Responsibilities:

 

  • Creating and implementing business plans associated with (Agency) REO properties, for maximizing asset value, improving operational performance, and preparing properties for stabilization, repositioning, or disposition.
  • Engage third-party property managers to oversee property operations and direct and continuously evaluate their progress.
  • Monitor asset performance, KPIs, and budget adherence to ensure Properties are being maintained and managed effectively.
  • Manage the auction or disposition process.
  • Coordinate with senior management in analyzing strategies to mitigate losses and maximize asset value and manage the disposition process from beginning to end.
  • Lead valuation efforts, working in conjunction with the brokers and the Asset Management team to update property valuations and gain deep understanding of the drivers of value.
  • Work with Arbor’s internal and external legal counsel to obtain understanding and resolve any REO-related issues.

 

Asset Management Responsibilities:

 

  • Perform financial analysis of properties including collections review, vacancy, cash flow, budget and variance review, lease analysis, appraisal and engineering report reviews, etc.
  • Overseeing the implementation of business plans.
  • Work closely with senior management in analyzing strategies for workouts, foreclosures, and dispositions.
  • Monitor capital improvement projects to ensure timely completion within budgets.
  • Additional loan servicing and reporting as needed.

 

Qualifications

 

Education: Bachelor’s degree, in Finance, Real Estate or Accounting; Master’s degree preferred.

 

Experience: 7 +  years Asset Management experience is required with an emphasis on REO Asset Management.

 

Knowledge/Skills/Abilities:

  • Strong knowledge of real estate markets and CMBS with particular emphasis on multifamily properties.
  • Ability to manage REO pipeline and active REO while coordinating multiple parties at once towards a desired outcome.
  • Ability to think “outside the box” and be able to present ideas clearly and concisely both written and verbally.
  • Strong analytical experience and able to model alternatives to demonstrate various paths which yield the highest recovery on a NPV basis.
  • The qualified candidate will be detail-oriented, strong communicator, well-organized and be a REO subject matter expert within the Risk Management team.
