Overview

The Estimator plays a critical role in the financial planning and execution of all Ivey Design Build projects. This position is responsible for producing accurate, detailed, and timely cost estimates that guide decision-making from preconstruction through closeout. The Estimator ensures all bids, proposals, and change orders are competitive, profitable, and aligned with project goals. 


As a key partner to Operations, Project Management, and Design, the Estimator provides vital financial visibility, supports budget control throughout the project lifecycle, and maintains strong relationships with subcontractors and vendors to ensure reliability and competitive pricing.


Key Responsibilities


1. Preconstruction & Budget Development

  • Perform quantity takeoffs and prepare detailed cost estimates based on drawings and specifications
  • Thoroughly review and interpret architectural plans to ensure complete scope coverage, identify gaps, and validate constructability
  • Review plans for missing information, value-engineering opportunities, and cost impacts
  • Solicit, compare, and analyze subcontractor and vendor bids
  • Prepare division-specific scope sheets following CSI format to ensure complete coverage
  • Collaborate with the Design Coordinator to confirm material selections align with budget expectations
  • Produce preliminary budgets and present them to Operations and Project Management for review
  • Prepare Bid Summary Reports identifying best-value subcontractors and vendors


2. Construction Phase Support

  • Provide pricing for change orders, scope adjustments, and value engineering
  • Maintain a Project Cost Log tracking estimated vs. actual cost performance
  • Coordinate with Accounting to monitor committed costs, pending invoices, and purchase orders
  • Review vendor and subcontractor invoices for accuracy when requested
  • Update and maintain the Master Cost Library using real project data


3. Post-Project Analysis & Reporting

  • Conduct project debriefs comparing estimated and final costs with Operations and Accounting
  • Document lessons learned, cost variances, and vendor performance for future forecasting
  • Update pricing databases based on actual outcomes and market trends


Requirements


Experience & Skills

  • Minimum of 3 years of experience reading and interpreting architectural plans is REQUIRED
  • 3–5 years of experience in construction estimating, cost analysis, or preconstruction
  • Strong proficiency in quantity takeoffs and scope analysis
  • Familiarity with construction drawings, specifications, and CSI divisions
  • Ability to compare bids, identify coverage gaps, and validate pricing accuracy
  • Proficiency with estimating software and tools (e.g., Active Takeoff, Excel)
  • Strong analytical, mathematical, and problem-solving skills
  • Excellent communication and ability to collaborate with Operations, PMs, Design, and vendors


Preferred Qualifications

  • Experience reading and interpreting Interior Design (ID) plans is a strong plus
  • Experience with residential, commercial, or interior renovation projects
  • Familiarity with finish-level detailing (millwork, cabinetry, flooring, etc.)
