Sunset Villas Condominium | Job Description

Reports to: Property Manager

Sunset Villas Condominium is seeking a dependable, proactive Maintenance Supervisor to lead daily maintenance operations and perform repairs. This role combines staff supervision, preventive maintenance, HVAC and plumbing knowledge, and coordination of maintenance projects. The supervisor must communicate in English and Spanish, use basic technology, and follow work through to completion.

Primary responsibilities

  • Prevent problems. Develop and maintain a preventive maintenance schedule for buildings, equipment, and common areas. Complete routine inspections, keep service logs, identify recurring issues, and recommend repairs or replacements before failures occur.
  • Lead the team. Assign daily work, set priorities and deadlines, train staff, monitor attendance and performance, and inspect completed work. Address concerns promptly with the Property Manager.
  • Perform repairs. Complete general building repairs, painting, minor carpentry, and other maintenance within your skills and authorization. Keep common areas, workspaces, tools, and equipment orderly.
  • Maintain HVAC systems. Understand basic operation and troubleshooting, including filters, thermostats, condensate drainage, airflow, and signs of malfunction. Coordinate scheduled servicing and specialized repairs with qualified HVAC contractors.
  • Handle plumbing issues. Troubleshoot leaks, fixtures, drains, valves, and water supply issues. Know shutoff locations, perform authorized minor repairs, and coordinate larger problems with qualified plumbers.
  • Coordinate projects. Help define repair scopes, obtain quotes, organize materials and vendors, track schedules and approved costs, communicate delays, and check completed work and remaining corrections.
  • Manage vendors and supplies. Coordinate contractor access and work, monitor quality, maintain inventory, and obtain required approval before purchases or work outside established limits.
  • Protect the community. Report hazards and urgent equipment problems immediately. Follow safe work practices and assist with storm preparation and emergency response under management direction.

Qualifications and expectations

Required qualifications

  • Relevant building maintenance experience, including HVAC, plumbing, and electrical troubleshooting and prior responsibility for directing staff or coordinating a maintenance team.
  • Bilingual English and Spanish, with the ability to communicate clearly with residents, staff, and vendors and understand work and safety instructions.
  • Experience organizing preventive maintenance and coordinating repair or improvement projects, including schedules, vendors, and costs.
  • Strong organization, follow-through, problem-solving, and respectful customer service. Able to recognize needed work and take initiative within approved authority.
  • Ability to recognize when work requires a qualified specialist and promptly communicate the issue to management.

Basic technology skills

Comfortable using a smartphone, tablet, or computer for routine work, including:

  • Reading and responding to email and using a shared calendar.
  • Receiving, assigning, and updating digital work orders with status, notes, and completion dates.
  • Taking and uploading clear before-and-after photos of repairs and maintenance concerns.
  • Updating simple spreadsheets, inspection checklists, equipment service logs, and inventory records; learning the community's maintenance software.

Communication and accountability

Keep the Property Manager informed of completed work, open items, safety concerns, vendor delays, and upcoming expenses. Maintain a weekly maintenance plan and provide advance notice of equipment or building needs. Protect resident privacy and follow management direction regarding work priorities and resident requests.

Work setting

Work involves property inspections, indoor and outdoor maintenance, use of tools, and moving materials with appropriate equipment or assistance. Essential duties must be performed safely, with or without reasonable accommodation. Any after-hours or emergency coverage requirements will be specified in the work schedule.

Preferred: Condominium or multifamily community experience and relevant HVAC, plumbing, facilities maintenance, or safety training.
