Industrial Redevelopment & Capital Projects

We are supporting a leading industrial real estate investment and development firm in the search for a Construction Project Manager to oversee capital improvement and redevelopment projects across a national industrial portfolio.

This role acts as the owner’s representative, coordinating contractors and consultants while managing the execution of large-scale capital improvement projects focused on the redevelopment and modernization of legacy industrial facilities.

This position is ideal for professionals with 3–5 years of experience in construction, engineering, or project management who are looking to take ownership of complex projects and gain exposure to industrial redevelopment and portfolio-level construction management.

Key Responsibilities

Project Management

  • Manage 8–10 active capital improvement and redevelopment projects
  • Oversee projects from planning and contractor bidding through construction completion
  • Ensure projects are delivered on schedule, within budget, and to company standards

Contractor Procurement

  • Develop project scopes and solicit competitive contractor bids
  • Evaluate proposals and coordinate contractor selection
  • Negotiate scopes and pricing to ensure cost-effective execution

Budget & Cost Control

  • Track project budgets and capital expenditures
  • Review contractor invoices and change orders
  • Identify value engineering and cost savings opportunities

Construction Coordination

  • Coordinate contractors and construction trades
  • Conduct site visits and project inspections
  • Resolve field issues and construction conflicts
  • Ensure compliance with codes, permits, and safety requirements

Typical Project Types

Projects focus on redevelopment and infrastructure improvements to large industrial facilities, including:

  • Loading dock reconstruction and expansion
  • Roofing systems and building envelope improvements
  • Environmental remediation and brownfield redevelopment
  • Heavy-duty concrete flatwork and parking lot reconstruction
  • Electrical infrastructure upgrades and lighting modernization
  • Structural repairs and facility upgrades
  • Interior tenant improvements and adaptive re-use projects

Qualifications

Required

  • 3–5 years of experience in construction management, engineering, or project management
  • Bachelor’s degree in Construction Management, Civil Engineering, Mechanical Engineering, Electrical Engineering, or related field
  • Experience working on commercial or industrial construction projects
  • Ability to manage multiple projects simultaneously

Preferred

  • Experience with industrial facilities or capital improvement projects
  • Experience with contractor bidding and procurement
  • Background in commercial electrical construction
  • Experience with construction cost estimation or budgeting

Work Environment

This role is based full-time in Milwaukee, WI in a collaborative office environment. Travel to project sites across the national portfolio is expected up to 25% of the time.
