We are seeking a Roofing Project Manager to join the Milwaukee team. This role will oversee a nationwide roofing program spanning reroofs, overlays, repairs, coatings, storm response, contractor management, material procurement, and roof asset planning across hundreds of industrial buildings.

What You'll Do as the Roofing Program/Project Manager:

  • Manage multiple roofing projects across a national industrial property portfolio
  • Source, vet, and onboard commercial roofing contractors across multiple regions
  • Build and maintain a qualified contractor bench for future project needs
  • Solicit, review, level, and award bids for reroofs, overlays, repairs, coatings, and related scopes
  • Normalize contractor scopes so proposals can be compared accurately
  • Prequalify contractors for licensing, insurance, safety, bonding, and manufacturer certifications
  • Manage subcontracts, change orders, lien waivers, and pay applications
  • Coordinate crew deployment across multiple states based on urgency, weather, project readiness, and cost
  • Track project schedules and maintain a reliable source of truth for status across all active work
  • Review progress photos, completion documentation, and closeout packages
  • Coordinate emergency leak response and storm-related repairs
  • Manage roof warranty registration, tracking, and enforcement
  • Support insurance claims related to hail, wind, and other storm events
  • Coordinate with adjusters, contractors, ownership, and internal teams during claim resolution
  • Order roofing materials and support bulk purchasing strategies to improve pricing
  • Track material systems, costs, and usage across properties
  • Maintain a detailed roof inventory including roof sections, system type, installation dates, warranties, and square footage
  • Evaluate ponding, secondary drainage, overflow conditions, and other roof performance risks
  • Help develop drainage improvement recommendations including tapered insulation, drains, scuppers, crickets, and saddles
  • Support roof condition assessments and multi-year capital planning
  • Reconcile invoices, purchase orders, and completed work
  • Track program budgets and communicate cost and progress updates to ownership
  • Travel approximately 10-15% for post-completion reviews, quality checks, and contractor site visits

Must-Haves as the Roofing Project Manager:

  • 3-7 years of relevant construction, project management, roofing, facilities, or capital improvement experience
  • Strong project coordination and multi-project tracking skills
  • Ability to manage projects across multiple locations and schedules
  • Strong organizational skills and attention to detail
  • Ability to read commercial roof plans, specifications, and construction details
  • Proficiency with spreadsheets and project or scheduling software
  • Comfort working directly with contractors, vendors, accounting, and ownership
  • Strong communication and problem-solving skills
  • Ability to work onsite in Milwaukee five days per week
  • Willingness to travel approximately 10-15%
  • Ability to safely access roofs, climb ladders, work at heights, and walk large roof areas
