Description

Position Summary

The Senior Building Maintenance Manager plays a vital role in ensuring the physical integrity and operational functionality of a multibuilding property with total of over 500 units. This position supports the Sr Property Manager by overseeing all aspects of property maintenance, including service requests, preventative care, vendor management, and resident satisfaction. The Manager also leads the maintenance team and ensures work is performed safely, effectively, and within budget. 

Supervisory Responsibilities

- Assist in recruiting, interviewing, hiring, and training maintenance staff.

- Oversee daily workflow and task assignments.

- Provide timely and constructive performance evaluations.

- Collaborate with the Property Manager and HR on disciplinary actions and terminations.

Essential Duties and Responsibilities

- Collaborate on 1-, 3-, and 5-year maintenance and capital improvement plans.

- Ensure compliance with all licensing, inspections, and safety regulations.

- Handle resident concerns and reasonable accommodation requests.

- Supervise maintenance technicians.

- Coordinate preventative maintenance activities.

- Oversee hiring, promotions, reviews, and terminations.

- Manage vendor bids, service contracts, and agreements.

- Support new building start-up processes and warranty defect handling with assistance of Director of Maintenance or RMM.

- Process payroll for maintenance staff.

- Respond to and resolve resident maintenance requests (plumbing, electrical, HVAC, etc.).

- Coordinate apartment turnovers and ensure quality control.

- Conduct regular property inspections to maintain community appearance.

- Assist in developing and maintaining the maintenance budget.

- Build vendor relationships and negotiate pricing.

- Enforce property policies, safety procedures, and maintenance standards.

- Report hazards, accidents, and workers' compensation claims promptly.

- Maintain a positive and professional customer service approach.

- Ensure compliance with Fair Housing laws and regulations.

- Perform additional maintenance duties as directed.

Requirements

Education and Experience

- Proven experience as a Maintenance Manager or Supervisor

-Prior 2 years+ experience managing multibuilding Property with 500 units or more.

- Strong mechanical knowledge (electrical, plumbing, HVAC, construction, etc.)

- Pool maintenance and CPO certification preferred

- Experience managing vendors and team members

- High school diploma or equivalent required

- Valid driver’s license with a clean driving record

- Proficiency with computers and maintenance-related software

- Availability for weekends and emergency calls as needed


COMPENSATION: $80,000-$85,000 per year, PTO, MN Paid Family and Medical leave, benefits eligibility. ONC Stipend, ONC hours and Snow plow After hours paid at time and 1/2. Full benefits, medical, vision, dental, HSA, (employer contributions). Basic Life insurance employer paid, 401k match up to 4%. Virtual clinic (employer paid) Company sponsored events, wellness programs.


Classification: Non-Exempt

Schedule: Full-time (40 hrs/week), Monday–Friday, 7:00 a.m. – 3:30 p.m.

Occasional on-call weekends and evenings as needed

Lunch Break: 30 minutes daily

Physical Requirements

- Lifting up to 50 pounds

- Manual dexterity for tools and machinery
