Job SummaryÂ
The Facilities and Maintenance Manager is a hands-on role overseeing and maintaining maintenance of machinery and the facility and delivering operational excellence at our Monterey Park, CA manufacturing plant. This mission-critical management role is responsible for maintaining a high-compliance defense manufacturing environment, including specialized clean rooms and automated production systems. You will bridge the gap between corporate infrastructure standards and site-specific technical needs to ensure zero-downtime operations.Â
Key ResponsibilitiesÂ
- Infrastructure & Clean Room Compliance: Manage the lifecycle of all MEP (Mechanical, Electrical, Plumbing) systems. Oversee HEPA/ULPA filtration and HVAC systems to ensure strict adherence to ISO clean room certifications.Â
- Preventative Maintenance & Asset Management: Master-user and administrator for the KeepTrak CMMS. Establish and audit maintenance schedules for all facility assets and production machinery.Â
- Automation & PLC Support: Act as the technical lead for facility-related automated systems. Utilize PLC programming knowledge to troubleshoot and optimize equipment performance alongside the engineering team.Â
- Continuous Improvement (Lean/Six Sigma): Implement Lean initiatives to reduce energy waste, optimize floor space, and streamline facility workflows in alignment with corporate sustainability goals.Â
- Regulatory & Defense Compliance: Ensure the facility remains audit-ready for ITAR (International Traffic in Arms Regulations), EAR, and AS9100 standards. Manage all Cal/OSHA safety programs and lead the site Safety Committee.Â
- Project & Vendor Management: Lead capital improvement projects and workspace reconfigurations. Negotiate and audit performance for all external vendors (Janitorial, Security, Waste, etc.).Â
- Environmental, Health & Safety: Serve as the EHS specialist and primary point of contact for EHS including regulatory inspections, reporting requirements, and employee safety. Â
- Reporting & Communication: Use the Microsoft Office Suite to manage facility budgets, present quarterly operational reviews, and coordinate with senior leadership.Â
- Team Management: Provide direct supervision and leadership to the Facilities Maintenance Technician. Assign and prioritize work, ensure productive utilization of time, provide guidance on task execution and best practices, and delivering ongoing coaching and performance feedback.Â
Requirements
 Required QualificationsÂ
- Experience: 5–7+ years in Facilities Management, specifically within a clean room or ITAR-regulated defense manufacturing environment.Â
- Technical Expertise: Strong background in MEP. Â
- Software Skills: Proficiency in Microsoft Office (Excel, Project, Outlook). Experience with KeepTrak or similar CMMS platforms is highly desired.Â
- Ability to communicate verbally and in writing with employees, vendors, consultants, auditors, and leadership.Â
- This position requires ability to be on-site during core manufacturing hours (Monday – Friday). Â
- Must be a 'U.S. Person' as defined by 22 C.F.R. § 120.62Â
Preferred QualificationsÂ
- Education/Certifications: Bachelor’s degree in Facilities Management, Engineering, or a related field.Â
- Proficiency in PLC programming (Allen-Bradley, Siemens, etc.).Â
- Lean Six Sigma Green Belt or CFM/FMP certification is a significant plus.Â
- Bilingual proficiency in English and Spanish (written and verbal) is desirable for effective communication with our diverse production and maintenance staff.Â
Physical Requirements & Working ConditionsÂ
- Regularly required to sit, stand, walk, talk, hear, read, write, and use hands and fingers to operate a computer, tools, controls, equipment, and mobile devices.Â
- Frequently walks throughout the manufacturing facility, including production areas, maintenance areas, clean rooms, mechanical rooms, storage areas, and exterior facility spaces.Â
- May be required to bend, stoop, kneel, crouch, reach, climb stairs or ladders, and access elevated or confined areas while inspecting equipment, troubleshooting facility issues, or supporting maintenance activities.Â
- May occasionally lift, carry, push, or pull tools, parts, supplies, and equipment.Â
- Must be able to lift and/or move up to 25 pounds regularly and up to 50 pounds occasionally, with assistance or appropriate equipment when required.Â
- Requires visual acuity to inspect machinery, read gauges, review drawings and schematics, monitor control panels, identify safety hazards, and use computer systems.Â
- May need to respond quickly to urgent facility, equipment, safety, or maintenance issues across the plant.Â
- Work is performed in a manufacturing plant, clean room environment, maintenance areas, mechanical/electrical rooms, office areas, and other facility spaces.Â
- The employee may be exposed to moving mechanical parts, electrical systems, HVAC and filtration systems, production equipment, tools, and facility infrastructure.Â
- The role may involve exposure to moderate noise levels, temperature variations, dust, fumes, chemicals, or other manufacturing-related conditions, depending on the work area.Â
- Clean room entry may require use of required personal protective equipment, and adherence to contamination-control procedures.Â
- The employee must follow all company safety rules, Cal/OSHA requirements, EHS procedures, and clean room protocols.Â
- The role may require occasional work outside normal business hours to support maintenance needs, facility emergencies, equipment downtime, audits, inspections, or project work.Â
- The position requires frequent interaction with production employees, maintenance staff, vendors, contractors, auditors, and leadership.Â
- The employee may be required to use personal protective equipment, such as safety glasses, gloves, hearing protection, protective footwear, clean room garments, or other PPE as required by the work area.Â

$115,000 to $135,000 annual base salary based on individual education and experience aligned with company internal equity.
